09/17/2004 | JIM EGAN | FIRE | REVIEW | Approv-Cond | DATE: September 17, 2004 TO: Marilyn Kaltoff FROM: Jim Egan Administrative Assistant Insp. Supervisor Development Services Fire Department SUBJECT: DSMR 04-025 – 5151 N. Silverbell Rd.-Gracious Estates The Fire Department objects to the DSMR. Even though there is an existing Pima County road that is in excess of the maximum length permitted by Dev. Std. 3-01.6.2 B., we don’t have to compound the problem by allowing additional length. The reference to a “20 feet wide Emergency Vehicle Access Easement” is not an acceptable solution. The only acceptable solution is a minimum 20 feet wide, paved, Emergency Fire Access Roadway connecting the dead-end of Wild Life Drive to Silverbell Road. The road can be access restricted with gated barriers or with post and chain. Maximum longitudinal grade cannot exceed 12 %. The maintenance of the paved fire access roadway would be the responsibility of the Homeowners Association. If the Emergency Fire Access Roadway is not acceptable to the proponent, we will accept provision of residential fire sprinklers for Lots 17 through 30. |
09/17/2004 | MATT FLICK | ENGINEERING | REVIEW | Approved | Engineering has no objection to the granting of the DSMR (exceeding the length of a cul-de-sac) for DS 3-01.6.2.B.2. The bulb near Lots 17-19 should be signed for "No Parking" to allow for proper turning movements. The 20' emergency access easement mentioned in the application's text was not apparent. No objection to the modification for 4' pedestrian refuge/circulation areas. |
09/17/2004 | JIM EGAN | FIRE | REVIEW | Approv-Cond | Fire's objection can be changed to "Conditional Approval" with the understanding that a minimum 20 feet wide, paved, Emergency Apparatus Access Roadway, connectjing Wild Life Drive to Silverbell Road, will be indicated on the Revised Tentative Plat. Maximum longidtudinal grade criteria(12%) must be adhered to. The method for public access restriction should be detailed on the plan.---Jim Egan |
