Estolano 791-4505 DATE: 9/23/04 DSMR 04-24 Valley Ranch Because this is a Residential Cluster Project (RCP), it must be in conformance with the design policies and criteria of the General Plan, and any of its components, including the Old Fort Lowell Area Plan and Design Guidelines Manual. In addition, the allowance of the RCP is based on the purpose to provide greater flexibility and creativity in the design of clustered residential developments. 1. Within a Residential Cluster Project (RCP) pedestrian access areas are to be accessible to all of the residents within the development and should allow access for bicycles, physically impaired individuals (should meet ADA requirements), and stroller use. The access areas need to be constructed of all-weather materials. Please supply a detail of how these conditions will be met. |
