Provide a 20' (minimum) width adjacent to the parking spaces or provide sufficient structural traffic control on Drexel Road. 3-01.2.7.A - The driver's side of the guest parking spaces fronts on a designated landscape buffer. Landscaping in this area may render useless access to doors on the driver's side of the vehicle. Engineering has no objection to parking on one side of the street (see DS 3-01.2.4.D) since the proposed private street does not have lots on one side of the street. Per DS 3-01.3.3.A.7, based upon the currently proposed improvements as submitted with the DSMR application, Engineering will not require the construction of sidewalk along Drexel Road. However, if curbing is constructed along Drexel Road as part of any other traffic improvements, a 6' wide sidewalk will be required. |

| 07/14/2004 | DAVID RIVERA | ZONING | REVIEW | Approv-Cond | CDRC TRANSMITTAL FROM: David Rivera Senior Planner DSD Zoning Review Section PROJECT: DSMR-04-17 Acacia Lane Lots 1-8 Minor Subdivision Development Standards Modification Request Transmittal date: July 14, 2004 COMMENTS: Zoning conditionally approves the DSMR subject to addressing the following comments and required revisions to the plat. 1. A DSMR is a modification to a development standard and is not intended for elimination of code requirements. The following DS standards sections have been quoted in the DSMR attachment for review and modification approval, DS 3-01.2.4.D, DS 3-01.2.3.A.1, DS 3-01.3.2.7 and request for approval for a one way street. Having said that the following items need to be addressed. a. The 15-foot access is not sufficient for two-way traffic or access but Zoning can support one-way traffic as noted on the plans. The street must be clearly marked for one-way traffic only and signage placed at the entrance and exit points with signs indicating "entrance only" and "exit only". This comment is subject to the response to comment b and revisions to the plat. b. DS 3-01.2.3.A.1, Zoning cannot support the modification for reduction of parking on both sides of the street because the plan does not demonstrate how the required visitor parking is to be provided. Per DS 3-01.2.4.D, Local streets must be designed with parking on both sides of the street, unless parking is provided in common areas distributed throughout the subdivision, at a ratio of one parking space per dwelling within the subdivision or one additional parking space per dwelling on the lot in addition to the two parking spaces required for each dwelling. If the on street parking is eliminated and three (3) parking spaces can be accommodated for each dwelling on each lot, Zoning can support the modification to DS 3-01.2.4.D subject to revision to the plat as follows. The plat must be revised to show no parking on the street and must demonstrate that the three (3) vehicle parking spaces can be accommodated on each lot. Each space must be 8.5' wide x 18' long. The vehicle parking calculation must be revised to state that three vehicle parking spaces will be provided on each lot. Also it is not clear if the proposed square depicting the dwelling includes a carport or garage nor does it depict the size of the homes proposed. Provide copies of the building floor plans for review with the next submittal of the Plat. ** I have read the Engineering Section comments related to the DSMR and they do not support the one-way street. If the parking is eliminated on the street I believe that the Engineering Section would support a 24' wide two street. c.
