Anderson 791-4505 DATE: 05/11/04 DEPARTMENT OF URBAN PLANNING AND DESIGN Development Standard Modification Request: 04-12 Palm Gardens The applicant is requesting relief from a development standard that prohibits visual obstruction in the sight visibility triangle. The subject property is located on the southeast corner of Fort Lowell Road and Jackson Avenue. The sign is located on private property. The Cragin-Keeling Area Plan states numerous times to follow the policies and direction of the Design Guidelines Manual. The Design Guidelines Manual states that signage should be positioned as not to obscure views of oncoming traffic for motorists. The area inside the sight visibility triangle is required to be vacant of structures and landscape that will be sight obstructing for motorists. In conclusion, the policies in the Cragin-Keeling Area Plan and Design Guidelines Manual do not support the request for the development standard modification request. |
