This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 20, 2023. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 - A three-inch by five-inch space shall be reserved in the lower right quadrant of each sheet for an approval stamp. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.1 – Provide the name, mailing and email addresses, and phone number of the primary property owner on the cover sheet. 3. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) on all sheets. 4. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0177, adjacent to the title block on all sheets. 5. COMMENT: 2-06.4.4.A – The project location map shall show the subject property approximately centered within the one square mile area 6. COMMENT: 2-06.4.4.C – Label the section corners on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 7. COMMENT: 2-06.4.7.A.4 – The “PERMITTED USE(S)” is not correct and should be Automotive: Major Service and Repair (excluding bodywork and paint-booths), subject to Use Specific Standards 4.9.13.E. 8. COMMENT: 2-06.4.7.A.6.a – As Grant Rd is designated on the COT MS&R Map as an Arterial provide a general note stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”. 2-06.4.7.A.8 - For development package documents provide: 9. COMMENT: 2-06.4.7.A.8.b – Remove the reference to “LOT COVERAGE” from the plan as it is not applicable, see UDC ABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 10. COMMENT: 2-06.4.8.A - 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 11. COMMENT: 2-06.4.9.H.2 - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 12. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension on the plan. 13. COMMENT: 2-06.4.9.H.5 – Provide a fully dimensioned back-up spur at the north end of the parking area, see UDC Article 7.4.6.F.4. 14. COMMENT: 2-06.4.9.H.5 – It appears that vehicle access is proposed around the southwest corner of the Existing Automotive Repair. If proposed provide an access lane width dimension if not demonstrate how vehicles will be prevented from access this area. 15. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Per UDC Article 7.4.3.F.4 Based on Gross Floor Area (GFA Use the total GFA of all applicable land uses within the development site, plus the area of any outdoor areas necessary to provide the service to the public or conduct the activity. That said the calculation shall include the total GFA of all buildings including the storage container. 16. COMMENT: 2-06.4.9.H.5.d – The bicycle parking space calculation is not correct. Provide the number required and provided for the short- & long-term bicycle parking. 17. COMMENT: 2-06.4.9.H.5.d – Provide a detail for the required long-term bicycle parking that demonstrates how the requirements of UDC Article 7.4.9.D are met. 18. COMMENT: 2-06.4.9.H.5.d – Detail D1 sheet 2 does not match what is shown on sheet 1. 19. COMMENT: 2-06.4.9.H.5.d – Demonstrate on Detail D1 or the plan how the requirements of UDC Articles 7.4.9.B.1.d, & .e are met. 20. COMMENT: 2-06.4.9.L – As it appears that vehicle access will be allowed across the parcel to the east at the southeast corner of this site provide a copy of the recorded cross access easement or agreement with the next submittal. 21. COMMENT: 2-06.4.9.Q – Provide the height of each structure within the foot print. 22. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. Show the required sidewalk along the east side of New Storage building. 23. COMMENT: 2-06.4.9.R – If the area around the southwest end of the Existing Automotive Repair is going to provided vehicle access, see comment 14, demonstrate that the existing sidewalk shown on the plan meets the requirements of TSM Sections 7-01.4.2.A & 7-01.4.3.A are met. Also provided the required sidewalk along the west side of the building. 24. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.C A sidewalk is required adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no other parking spaces or PAALs intervene. Show the required sidewalk along the east side of Existing Automotive Repair & Unpermited Addition. 25. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.3.3.B provide the required sidewalk from the existing storage container to the other buildings.
