COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 09, 2023.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – As the DP is for site related reviews only remove all references to Building Code from the plans

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.2 – All mapped data shall be drawn at an engineering scale having no more than 50 feet to the inch. Revised sheets 4 & 5 to meet this requirement.

CONTENT REQUIREMENTS

3. COMMENT: 2-06.4.1 – Provide the name, mailing and email addresses, and phone number of the primary property owner of the site, on the right half of the cover sheet.

4. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) on all sheets of the DP.

6. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0159, adjacent to the title block on all sheets.

7. COMMENT: 2-06.4.4 - The project-location map shall be drawn at a minimum scale of three-inch equals one mile.

8. COMMENT: 2-06.4.4.C – Label the ection, township, and range; section corners and the scale on the location map.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

9. COMMENT: 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.

10. COMMENT: 2-06.4.7.A.4 – The existing and proposed use should be Food Service Excluding Soup Kitchens. subject to Use Specific Standards 4.9.4.M.1 & 5 and 4.9.13.O.

11. COMMENT: 2-06.4.7.A.6.a - As Campbell Ave is designated as an Arterial Gateway on the COT MS&R map provide a general note stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) & UDC ARTICLE 5.5 GATEWAY CORRIFOR ZONE (GCR)”

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

12. COMMENT: 2-06.4.9.H.5.a – As you are proposing and expansion to a food service and the vehicle parking is based on 1 space per 100 sq ft of GFA clearly demonstrate that the requirements of a shopping center, no more than 50% of the floor area is dedicated to uses with a parking formula of one space per 100 square feet of gross floor area or a more intense formula are met.

13. COMMENT: 2-06.4.9.H.5.a – The mounting height shown on the HC Parking Sign detail is not correct and should be to the lowest part of the sign. Mounting height should be shown as 7’-0” within a pedestrian circulation path and 5’-0” when not within a pedestrian circulation path.
