COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 09, 2023.

General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
General Note - Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

1. The Unified Development Code (UDC) requires all new development or an expansion of less than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

2. A 10' landscape border is required along all public streets. The IID may provide relief from this requirement, please provide verification if pursued.

4. Please label the existing and future rights of way for all public streets, UDC 7.6.4.C.2.a.

5. Installing landscape/irrigation in the right of way requires approval from DoT&M, contact david.marhefka@tucsonaz.gov, plans cannot be approved without the department's consent.

6. Identify the type of irrigation controller with soil moisture gauge, tensiometer, weather station and/or evaportranspiration data. UDC Tech Standards 4-01.4.A.

7. Maximize water harvesting, Identify curb inlets/splash pads to landscape areas on landscape plans.

09/01/2022 SBEASLE1 DESIGN PROFESSIONAL REVIEW Denied Since this project includes exterior improvements that are visible from the right-of-way, and is located within the boundaries of the Infill Incentive District - Rio Nuevo Area (RNA) overlay zone, it will need to show compliance with the RNA standards specified in the Unified Development Code (UDC) Section 5.12.7, and go through the Design Review Board (DRB) for review.
Because the site does not include historically-designated or eligible to be historically-designated structures, the project will not need to go through the Tucson-Pima Historical Commission's Plans Review Subcommittee (PRS) for review (UDC 5.12.7.F.4).
Once you receive the first round of comments from the reviewers of the development package or construction documents, you will be able to proceed with the submittal of your Design Packet for review by the DRB. So these would be your next steps:
1. E-mail me the complete Design Packet, which should include the application form, plus all materials specified in the application form to demonstrate compliance with RNA and requirements; I will look at the design package and may require additional materials and may request clarifications;
2. Once Design Package is ready to be accepted, I'll give you instructions for payment of the $192.50 RNA review fees;
3. Once fees are paid, I will then schedule the meeting for review by the DRB.

Once the DRB issues a recommendation to the PDSD Director, a Decision Notice on the Design Package will be issued.
