This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 8, 2023. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 – Remove the old development package approval stamp from the plan. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.3 – The DP number, DP22-0512, is incorrect and should be DP22-0152. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.1 – The existing zoning listed should list the zoning for the entire site. 4. COMMENT: 2-06.4.7.A.2 – The gross area of the site should include the entire site, parcels 117-06-077S & 117-06-077V. 5. COMMENT: 2-06.4.7.A.4 – Review UDC Table 4.8-5: PERMITTED USES - INDUSTRIAL ZONES and provide the applicable Use Specific Standards. 6. COMMENT: 2-06.4.7.A.6.a – As it appears some type of process will be needed to reduce the number of parking space, if the process is approved the case number will need to be provided adjacent to title block along with a general note stating the case number, date of approval, what was modified and if applicable any conditions of approval. 2-06.4.7.A.8 - For development package documents provide: 7. COMMENT: 2-06.4.7.A.8.a – Provide the total floor area for the site. 8. COMMENT: 2-06.4.7.A.8.c – As you are expanding the use area provided an expansion calculation on the plan. 9. COMMENT: 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 10. COMMENT: 2-06.4.8.A – Show the entire site on the plan, , parcels 117-06-077S & 117-06-077V, and provide the distance and bearings. 11. COMMENT: 2-06.4.8.C – Provide the following information for both 8th Street and 4th Avenue, right-of-way width, and dimensioned width of paving, curbs, curb cuts, and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 12. COMMENT: 2-06.4.9.A – As this site is made up of two parcels, 117-06-077S & 117-06-077V, a lot combination is required. Provide a copy of the approved Pima County Assessor’s Combo Request form or a recorded Covenant Regarding Development and Use of Real Property with your next submittal. 13. COMMENT: 2-06.4.9.H.5.a – The vehicle parking calculation shall include the requirements for the entire site. Until the expansion calculation is provided, see comment 7, requirements cannot be confirmed. 14. COMMENT: 2-06.4.9.H.5.d – The bicycle parking calculation shall include the requirements for the entire site. Until the expansion calculation is provided, see comment 7, requirements cannot be confirmed. 15. COMMENT: 2-06.4.9.H.5.d – The provided short-term bicycle detail does not addressed UDC Article 7.4.9.B.1.d, .e, 7.4.9.B.2.f, .g. The long-term does not addressed 7.4.9.D.5. 16.
