This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 29, 2023. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.9 - The plan drawing shall be oriented with north toward the top of the sheet. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet. Sheets 4 & 5, sheets 9-11 and sheets 14-16 do not meet this requirement. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0145, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.4 – Review UDC TABLE 4.8-2: PERMITTED USES - URBAN RESIDENTIAL ZONES, R-3 Zone and provide the Use Specific Standards that apply to a multi-family use in the R-3 Zone within General Site Note 9. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. COMMENT: 2-06.4.9.H.2 – Per TSM Section 10-01.5.1.A.1 Lines of sight will not be obscured between 30 inches and six feet through a triangular area adjacent to a driveway, a PAAL, an alley, or a street, where such access ways intersect with another street in a T-configuration. The propose trash enclosure and 3 northern most vehicle parking spaces encroach into the SVT’s. 5. COMMENT: 2-06.4.9.H.5 – Provide PAAL and access lane widths for all PAALs and access lanes shown on the plan. Sheet 8 only addressed the width of the eastern most PAAL. 6. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F.4 are met at the south end of the eastern parking area. 7. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F.2.b are met form the east corner of the trash enclosure to the PAAL. 8. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F.2.a.(1) are met for all covered parking structures shown on the plan. 9. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F It appears that the location of the wheel stop on detail “B” sheet 7 is not correct. Detail shows 2’ when the requirement is 2’-6”, see UDC Article 7.4.9.H.3. 10. COMMENT: 2-06.4.9.H.5 – The only PAAL width dimension is shown on sheet 8. The dimension is 23’-1” and does not meet the required 24’-0” PAAL width, see UDC Article 7.4.6.D.1, Figure 7.4.6-a and Table 7.4.6-1. 11. COMMENT: 2-06.4.9.H.5.a – Demonstrate that the requirements of UDC Article 7.4.6.D.2.b are met for the vehicle parking space directly south of the trash enclosure. 12. COMMENT: 2-06.4.9.O – Provide perimeter yard setback dimensions from all buildings to the applicable property line to include the street property line. 13. COMMENT: 2-06.4.9.O – As no heights were provided within the footprint of the buildings as required based on the wall height provided under General Site Note 16, 25’-9” the required perimeter yard setback from the proposed buildings to the south, east and west property lines is 19’-4”, proposed setback to the south property line is 11’-4”, east property line is 10’-0” and to the west property line is 10’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. COMMENT: 2-06.4.9.V - Indicate location of the propose mail delivery to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. 17. COMMENT: 2-06.4.9.W – If applicable show the location of any proposed signage on the plan. Also provide a general note stating all signs require separate permits. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. The landscape calculations are not correct, an interior border is required along the south property line and the required trees for the landscape border need to be shown. Manual 2-10-4.2.A.2.c and landscape borders, UDC Technical Standards 2-10.4.2.f & g. 3. Please label the existing and future rights of way for all public streets, UDC 7.6.4.C.2.a. 4. Standard Notes for Planting in ROW It is the owner's responsibility to keep the Sight Visibility Triangles (SVT), and the pedestrian access area clear of vegetation at all times, per Unified Development Code (UDC) Technical Standards Manual Section 10. 1. It is the owner responsibility to keep a 5' wide by 7' tall clear pedestrian access open across the entire property. 2. It is the owner responsible to keep vegetation from growing past the curb line clear and keep a 15' high clear zone over the travel lane. 3. Final plant locations must be in compliance with all utility setback requirements. 4. The owner understands that if the City of Tucson Transportation Department or any utility company needs to work within the ROW in the landscaped area, plants and irrigation may be destroyed without replacement or repair. 5.
