This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 24, 2023. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 – Remove the “DEVELOPMENT PACKAGE PDSD APPROVAL” stamp from all DP sheets. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0136, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Engineer & LA comment - The table in the PCRFCD Manuel can be used in lieu of the Water Budget Table, the only thing that is missing is water demand for plants, which can be added. Make sure units match. The drainage concept and water harvesting must be designed as a holistic solution. 7. Engineer & LA comment - The grading plan and water harvesting plan do not meet the requirements of the water harvesting ordinance and technical standard. First-flow retention volume requires direction to landscape area and cannot be stored underground. a. The catchment areas must provide water to the infiltration areas. Revise the grading to direct first-flush runoff to the landscape infiltration areas to the maximum extent possible. b. The grading plan needs to reflect the water harvesting basins. c. Water harvesting areas should be depressed between 6 and 9 inches. These areas can be counted toward first flush retention requirements. Do not include small areas such as medians in water harvesting calculations. d. The landscape, water harvesting, and grading plans must match. 8.
