This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 19, 2023. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.8 – The north arrow shown for the plan is not correct. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0133, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.4 – The use listed under General Notes is a Use Group and should be listed as Shopping Center. 4. COMMENT: 2-06.4.7.A.6.a – As 12th Ave. is designated as Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”. 2-06.4.7.A.8 - For development package documents provide: 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. COMMENT: 2-06.4.9.H.5 – Demonstrate on the plan how exiting vehicles can exit the vehicle use area located near the southeast corner of the site. You show the exit to be across the parcel to the south and based on aerial photos this area is gravel. If the proposal is to use this area for the exit the surfacing must meet the requirements of UDC Article 7.4.6.I and some type of cross access agreement or easement is required. 6. COMMENT: 2-06.4.9.H.5.a – Per UDC Article 7.4.6.B vehicle parking must be located on site. Remove the reference to “16 STREET SPACE” from the calculation as it cannot count towards provided spaces. 7. COMMENT: 2-06.4.9.O – The rear perimeter yard setback listed under General Notes is not correct. Per UDC TABLE 6.3-5.A: DIMENSIONAL STANDARDS FOR THE P-I, I-2, & I-2 ZONES, C-2 Zone the requirement for a Nonres Use to a Res Zone is 1 ½ (H), (H) = Height of the proposed exterior building wall.
