This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 21, 2023. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not addressed Provide the Use Specific Standards 4.9.9.E.2 and 4.9.13.Q within General Note 1. COMMENT: 2-06.4.7.A.4 – Review UDC TABLE 4.8-5: PERMITTED USES - INDUSTRIAL ZONES and provide all applicable Use Specific Standards for a marijuana dispensary off-site manufacturing location use in I-1 Zone under General Note 1. 2-06.4.7.A.8 - For development package documents provide: 2. COMMENT: 2-06.4.7.A.8.c – Provide a building are expansion percentage on the plan 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. The bicycle parking space calculation is not correct. The calculation is based on a Retail Trade Uses Less Than 50,000 sq. ft. GFA, Short Term is based on 1 space per 5,000 sq. ft. GFA. Minimum requirement is 2 spaces. Also demonstrate on the plan or detail how the requirement of UDC Article 7.4.9.B.1.e is met for the short-term bicycle parking and how the requirement of UDC Article 7.4.9.D.5 is met for the long-term bicycle parking. COMMENT: 2-06.4.9.H.5.d – Provide a short- & long-term bicycle parking calculation on the plan. This calculation shall provide the number required and provided. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces a minimum 2 short-term 2 long-term spaces are required for the expansion. Show the require bicycle parking on the plan and provide a short- & long-term bicycle parking detail that demonstrates that the requirements of UDC Articles 7.4.9.B, .C & .D are met. If the intent is to use existing on-site bicycle parking to meet this requirement demonstrate that the existing bicycle parking meets the requirements of UDC Articles 7.4.9.B, .C & .D 4. COMMENT: 2-06.4.9.R – No sidewalk widths were provided on the DP. Measurement shall be from the hydrant, as the hose lays, to the furthest point of the building. Add additional hydrants within the required distances to meet the fire flow. 2. The building does not meet the required fire flow per 2018 IFC Appendix B, Table B105.1(2). Fire flow of 2750 GPM/2hrs @ 20psi required per the table. Tucson Water only allows 1000gpm per hydrant.
