1. Provide adjacent parcel information to the west on the key map.
2. The existing fence line in the legend appears very similar to the boundary line. Please differentiate.
3. Please match the side slope labels in the legend to the style on the plans.
4. Please provide disturbed area in both SF and acres.
5. Please remove any line types not used within this plan set from the legend.
6. Please add squiggly flow arrows to the legend, as well as all other symbols used.
7. Centerline monument symbol is missing from the legend, please provide.
8. Provide appropriate erosion control measures.
9. The plans shall include the dates of the soils engineering and engineering geology reports together with the names, addresses and phone numbers of the firms or individuals who prepared the reports.
10. The 100-yr flood inundation limit is shown within the legend, but I do not see the line in plan view. Please provide.
11. Please provide location description within title block.
12. Please provide two 3"x5" blank spaces adjacent to the title block on the title sheet for approval stamps. All other sheets only need one 3"x5" blank space.
13. Please update the project limits on the location map to include all basins and surrounding grading within these plans.
14. Please include the proposed street names in the key map and denote as private or public.

24. The builder wall shown in section 2 is not shown on plan view. If this is to be constructed per a separate plan set, please state that in the section. Any walls per this plan should be noted per a standard drawing or detailed within this set.
25. Please include typical lot grading details for lots 24-32.

Sheet 4
26. Will cross-gutters be needed at intersections? If so please show symbols and detail as needed. If not, please clearly show flow patterns at intersections as to not cross the street. (typ)
27. Please show existing flow arrows on all adjacent streets (typ). At the intersection of E. Camino Boleadoras and S. Via Bombachas, is a cross-gutter needed to direct existing flows?
28. The street names within this plan set do not match the street names shown on the grading plans for La Estancia Parcel 6. Please revise.
29. Please include the 100-year flood limit line within plan (typ).
30. please identify the emergency overflow locations on all basins, including the temporary basins. In the event of over topping, will flows inundate the adjacent streets?
31. To the east of the temporary basins, please show existing flow arrows demonstrating which areas direct flows to the basins.
32. For all proposed basins, please label, WSEL limit, proposed top and bottom elevation, volume and flow rate.
33. Please provide recording information for existing streets.
34. Please include all lot dimensions.

Sheet 5
35. Please note the material and length of storm drain to be constructed. If this is to be constructed per a separate plan, please note as such.
36. Please provide temporary turn around at the dead end of S. Placita Cofrecito.
37. Please label any common areas in plan.
38. Near station 11+00 on S. Via Bombachas, there appears to be a scupper at the west curb, directing flows into the basin. Please call out all scuppers and detail as needed. (typ) Additionally, show how flows along the east curb line are directed into the basin (the street crown would cause puddling at the eastern curbs low point).
39. Please show any work that is to be constructed by other plans in gray scale, including the turnaround south of the proposed basin.

Sheet 6
40. Please call out specific type/size of rip rap to be installed as well as any other design attributes (thickness, filter fabric, etc.). If needed, provide a detail.
41. Please revise the leader indicating the installation of 12" bleeder pipe to point to the SD line type. Please add invert elevations.
42. Please add existing flow direction arrows surrounding site. (typ)
43. Please use flow arrows to demonstrate where flows leaving the basin system are directed to. Please show any existing storm drains, or drainage systems in or adjacent to existing streets.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Landscape Review Section comments were addressed.
This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

1. The monitor is responsible for an assessment of the condition of the site's plants one year after the final inspection has been performed on the site. The monitor shall visit the site and prepare a report on plant status, including general plant condition, the identification of plants under stress and the appropriate method to relieve the stress, and recommendations for replacement of plants that are dead or dying. Dead or dying plants must be replaced with the same size plant at a one-to-one ratio of like genus and species. Copies of the report must be submitted to the site owner/developer and to PDSD. The owner must respond to the plant needs as outlined in the status report within six months of report submittal or within a shorter period if required to improve the health of stressed plants and prevent plant loss.

2. Please identify the project monitor prior to any grading activities, UDC 7.7.5. On-monitoring of all aspects of site clearing, grading, plant protection, preservation, salvage, and mitigation must be provided during project construction at the expense of the developer for all residential development that is over five acres and for all commercial and industrial development that is over one acre . The monitoring must be performed by an individual who is qualified in arid lands native plant resource identification and protection as specified in UDC Section 7.7.4.D, Professional Expertise. The monitor must provide periodic progress reports to the developer outlining the status of work accomplished and any problems encountered. A copy of these reports must be submitted to the PDSD for the project file.
