The existing fence line in the legend appears very similar to the boundary line. Please differentiate. 3. Provide adjacent parcel information to the west on the key map. 4. The 100-yr flood inundation limit is shown within the legend, but I do not see the line in plan view. Please verify. 5. The plans shall include the dates of the soils engineering and engineering geology reports together with the names, addresses and phone numbers of the firms or individuals who prepared the reports. 6. Provide appropriate erosion control measures. 7. Centerline monument symbol is missing from the legend, please provide. 8. Please add squiggly flow arrows to the legend, as well as all other symbols used. 9. Please remove any line types not used within this plan set from the legend. 10. In the key map, some of the basins to the east of the project appear to be proposed by the dark line weight of their contours, but do not appear to be on the plan sheets. Please show these basins in gray scale if they are existing or future. 11. The limit lines in the key map seem to exclude lots 26 and 27. Please revise accordingly. 12. Please provide disturbed area in both SF and acres and ensure site data area matches the 19 ac shown on sheet 2 note 2. 13. Please use legend from Parcel 6 as it is more comprehensive and accurate. Apply all comments shown on Parcel 6. 14. All effort should be given towards matching the comments shown on all other adjacent parcels and offsite grading plan submittals. 15. Please add "SSL, RSL" to the abbreviations list. 16. Please add reference number DP22-0081 to each sheet. Sheet 2 17. Please identify all common areas in plan view. 18. General Note #2: Please provide gross area in both SF and acres. Sheet 3 19. Label storm drain lengths, sizes, slopes, inverts and rim elevations. If this information is provided as part of a separate plan, call out reference to that plan set. 20. Will cross-gutters be needed at intersections? If so please show symbols and detail as needed. If not, please clearly show flow patterns at intersections as to not cross the street. (typ) 21. There is a low point created by street crown at the southeast curb return for E. Paseo Alga and S. Avenida Obelo. Please demonstrate drainage pattern. (typ) 22. Lots 47-51 appear to be susceptible to run on from existing grades to the west. Please show how run-on is diverted away from buildings in this area. 23. Screened back beneath lots 47-53, there appears to be a roadway. Please identify the purpose and intent of this line work. 24. Please identify high points and low points (typ) 25. For all proposed basins, please label, WSEL limit, proposed top and bottom elevation, volume and flow rate. 26. Please include all lot dimensions. Camino Boleadoras and S. Paseo Monte Dr Oro, is a cross-gutter needed to direct existing flows? (typ for all connections to existing streets) 29. Please revise bold line work within the Key Map. (typ) Sheet 5 30. Near station 17+00 on S. Paseo Monte De Oro, the east curb line appears to have a low point. Show how drainage is conveyed from there. Is a cross gutter in the intersection needed? 31. Near station 14+00 on S. Paseo Monte De Oro, there appears to be a scupper at the west curb, directing flows into the basin. Please call out all scuppers and detail as needed. (typ) Additionally, show how flows along the east curb line are directed into the basin (the street crown would cause ponding at the eastern curbs low point). 32. The grading of basin VIII is noted to be by others. Please clearly delineate between grading proposed per this plan and per others by thinning the line weight of the contours per other plans. 33. Please differentiate all label styles denoting grading on future plans from those purposed per this plan (typ). Near lot 8, it is hard to tell which areas are to be constructed per this plan. Sheet 6 34. Please leave 3"x5" blank space adjacent to the title block on all sheets for approval stamps. (typ) 35. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. 1. The monitor is responsible for an assessment of the condition of the site's plants one year after the final inspection has been performed on the site. The monitor shall visit the site and prepare a report on plant status, including general plant condition, the identification of plants under stress and the appropriate method to relieve the stress, and recommendations for replacement of plants that are dead or dying. Dead or dying plants must be replaced with the same size plant at a one-to-one ratio of like genus and species. Copies of the report must be submitted to the site owner/developer and to PDSD. The owner must respond to the plant needs as outlined in the status report within six months of report submittal or within a shorter period if required to improve the health of stressed plants and prevent plant loss. 2. Please identify the project monitor prior to any grading activities, UDC 7.7.5. On-monitoring of all aspects of site clearing, grading, plant protection, preservation, salvage, and mitigation must be provided during project construction at the expense of the developer for all residential development that is over five acres and for all commercial and industrial development that is over one acre . The monitoring must be performed by an individual who is qualified in arid lands native plant resource identification and protection as specified in UDC Section 7.7.4.D, Professional Expertise. The monitor must provide periodic progress reports to the developer outlining the status of work accomplished and any problems encountered. A copy of these reports must be submitted to the PDSD for the project file.
