COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 23, 2023.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.2 - Provide a title block on each sheet and must include the proposed name of the project, a brief legal description, the administrative address, and any relevant case numbers.

2. COMMENT: 2-06.4.3 - Provide the development package case number, DP22-0067, adjacent to the title block on each sheet.

3. COMMENT: 2-06.4.4.C - In the project-location map, include the Section, township, and range; section corners; north arrow; and the scale will be labeled.

2-06.47 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

4. COMMENT: 2-06.4.7.A.2 - As a general note, provide the area of the lot in acreage as well as square footage.

5. COMMENT: 2-06.4.7.A.4 - Correct the project note stating the use to state the proposed use is mixed-use: single family residential; and food and beverage sales (excluding large retail establishment).

6. COMMENT: 2-06.4.7.A.6.a - Clarify if the proposal is utilizing the optional Sunshine Mile Overlay Zone. If so, provide case number in the lower right corner of each sheet and as a general note provide a statement that the project meets the criteria/conditions of the additional overlay, the case number, date of approval, if any.

7. COMMENT: 2-06.4.7.A.8.b - As a general note, provide the percentage and area in square feet of building and accessory building coverage;


2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

8. COMMENT: 2-06.4.8.A - Provide the site boundary perimeter information, including bearing in degrees, minutes and seconds, with basis for bearing noted, together with distances in feet.

9. COMMENT: 2-06.4.8.B - If applicable, all easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated.

10. COMMENT: 2-06.4.8.C - The following information regarding existing public right-of-way adjacent to the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

11. COMMENT: 2-06.4.9.H.4 - If applicable indicate utility locations, all fully dimensioned.

12. COMMENT: 2-06.4.9.H.5.b - Per UDC 7.4.4. the proposed use requires three (3) parking spaces, with one (1) being ADA van accessible. Clarify how you will be meeting all the parking requirements further comments might be forthcoming. An Individual Parking Plan (IPP) or a Parking Design Modification Request (PDMR) may be applicable to reduce parking to zero (0) or to locate parking off-site in the right of way. 13. COMMENT: 2-06.4.9.H.5.d - Demonstrate the short-term bicycle parking is within 50' of the public entrance.

14. COMMENT: 2-06.4.9.L - If applicable, show all existing and proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private.

15. COMMENT: 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

16. COMMENT: 2-06.4.9.R - Demonstrate compliance with TSM 7-01, Pedestrian Circulation. An ADA compliant pedestrian circulation path is required to be a minimum of 4' wide and to connect all areas of the development and to the adjacent street frontage.

17. COMMENT: 2-06.4.9.S - Demonstrate the pedestrian circulation along Park follows Technical Standards Manual 10-01.

18. COMMENT: 2-06.4.9.T - Demonstrate compliance with TSM 8-01, Solid Waste and Recycle Disposal, Collection, and Storage.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

2. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

3. The Unified Development Code (UDC) requires all new development or an expansion of less than 25% of an existing development submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4. and Administrative Manual 2-10.

Show all existing plants and any proposed new plantings. Note that a 10’ landscape border is required along the public street, but existing vegetation can meet the requirement.

A 10’ interior landscape border is required adjacent to single-family uses, regardless of zoning. Again, existing vegetation counts towards this requirement, but must be shown on the landscape plan. UDC 7.6.4.C

4. Please provide all landscape calculations on the landscape plan, including required trees for the parking areas, Admin. Manual 2-10-4.2.A.2.c and landscape borders, UDC Technical Standards 2-10.4.2.f & g.

5. Please label the existing and future rights of way for all adjacent public streets, UDC 7.6.4.C.2.a.

6. An irrigation plan and specifications are required per UDC Administration Manual 2-10.4.2.C and Technical Standards Manual Section 4-01.4.2, Irrigation Standards.

7. Please add/call out soil moisture gauge/tensiometers and rain shut-off device on irrigation plans and details. UDC Tech Standards 4.01-2.A.

8. Please indicate the installation of a private submeter if a separate irrigation meter is not being provided. UDC Technical Standards 4-01.6.1.A.1.

9. Please add a detail to show depressed landscape areas or indicate with notes. Maximize water harvesting where ever possible.

10. Provide a maintenance schedule for the landscape and irrigation for this project. UDC 2-10-4.2.A.4., please be specific.
