This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 24, 2023 2-06.3.0 FORMAT REQUIREMENTS CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.2.D – Provide the page number and total number of pages, 2 of 4, on the second sheet. 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0037, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.4 – The Use Specific Standard listed under General Note 3 is not correct. Review UDC TABLE 4.8-2: PERMITTED USES - URBAN RESIDENTIAL ZONES, Residential Land Use Group With Land Use Class/Type: Multifamily Development, R-3 Zone and provide the correct Use Specific Standard. 4. COMMENT: 2-06.4.7.A.6.a – Remove General Note 11 from the plan as this site does not border on a street designated on the DOT MS&R map. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 5. COMMENT: 2-06.4.8.C – Provide the following information for Kleindale Ave on the plan: right-of-way width, dimensioned width of paving, curbs, curb cuts, and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. COMMENT: 2-06.4.9.H.5 – As you are reconfiguring the majority of the vehicle use area provide a fully dimensioned vehicle use area. This shall include PAAL widths along with parking space depths. 7. COMMENT: 2-06.4.9.H.5 – There appears to be a roof overhang on Bldg 4 that overhangs the PAAL. The over hang either needs to meet UDC Article 7.4.6.E.2 or 7.4.6.F.2.b, clearly demonstrate that one of these requirements is met. 8. COMMENT: 2-06.4.9.H.5.a – Per 2018 IBC Chapter 11 Section 1106.5 For every six of fraction of six accessible parking spaces at least one shall be a van-accessible parking space. Provide the number of required and provided van-accessible spaces in the parking calculation. Also, clearly show that the requirements of ICC A117.1-2009 Section 502 are met. 9. COMMENT: 2-06.4.9.H.5.a – Per UDC Article 7.4.6.D.a The minimum Space Depth for a vehicle parking space is 18’-0” revise the detail to show the correct depth. 10. COMMENT: 2-06.4.9.H.5.d – Sheet 4 there is a call out for “SHORT TERM BIKE PARKING (2)” located in the southeast corner of the site that appears to point to a sidewalk, clarify what is proposed. 11. COMMENT: 2-06.4.9.H.5.d – Revise the provided long-term bicycle parking to show 13 provided with in the individual units, you do not need to provide any external long-term on site. 12. COMMENT: 2-06.4.9.H.5.d – The 2’-0” dimension shown on the “typical short term” detail is not shown correctly and should be shown from the edge of the rack not the center, see UDC Figure 7.4.9-C. 13. COMMENT: 2-06.4.9.O – The street perimeter yard setback shown on sheet 1 is not correct and should be 20 feet or one and one-half the height of the proposed wall (H), greater of the two, see UDC Article 6.4.5.C.1.a. 14. COMMENT: 2-06.4.9.O – The south perimeter yard setback shown on sheet 1 is not correct and should be listed as 10 feet or 3/4 the height of the proposed wall (H), greater of the two, see UDC Article 6.3.3.C and Table 6.3-2.A. 15. COMMENT: 2-06.4.9.R – As you are proposing a new use for Bldg #4, TSM Section 7-01.2.A demonstrate on the plan that the requirements of TSM Sections 7-01.3.2, 3.3, 4.1, 4.2 & 4.3 are met.
