COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 06, 2023

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.1 – Provide an email address for the owner, developer and architect listed on the 1st sheet.

2. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0014, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.4 – Based on information found on-line, Portillo’s, is a restaurant, Food Service, not Food and Beverage Sales as stated in General Notes/Zoning Items #4. Clarify what the proposed use is and if applicable provide any Use Specific Standards that apply to the use in the C-1 Zone.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

4. COMMENT: 2-06.4.8.B – All existing easements shown to be modified or abandoned will need to addressed prior to approval of this DP. Provide the recordation information on the plan once the process is complete.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

6. COMMENT: 2-06.4.9.H.5 – Demonstrate how vehicle will be prevented from accessing the access ramp called out under Construction Notes (CN) 12, see UDC Article 7.4.6.H.1.

7. COMMENT: 2-06.4.9.H.5 – Demonstrate on the plan how the requirements of UDC Article 7.4.6.F.2.a.(2) are met.

8. COMMENT: 2-06.4.9.H.5.d – Clearly show the required short- & long-term bicycle parking on sheet 4 show that all clearance can be verified.

9. COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan/detail how the requirements of UDC Article 7.4.9.B.1.e are met.

10. COMMENT: 2-06.4.9.Q – Provide the height of the proposed structure within the foot print.

11. COMMENT: 2-06.4.9.R – Clearly demonstrate on the plan that the requirements of TSM Section 7-01.3.3.b are met.

12. COMMENT: 2-06.4.9.U – Per C9-88-12 Section VI.a Outdoor dining area shall not be permitted within 250’ of residential neighborhoods. Clearly demonstrate that this requirement is met to parcel 125-10-0740 3730 E CALLE BARCELONA located to the northeast of this site.

13. COMMENT: 2-06.4.9.U – Per C9-88-12 Section VI.e loading docks & trash dumpsters or recycling containers shall not be permitted within 200’ of residential neighborhoods. Clearly demonstrate that this requirement is met to parcel 125-10-0740 3730 E CALLE BARCELONA located to the northeast of this site.

14. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also provide a note stating all signage requires separate permits.

1. Please center project within one square mile on the location map.
2. Provide owner and/or developer email address.
3. Provide scale for site map. No smaller than 1"=400'.

Sheet 3
4. For existing sewer and water lines please provide size of pipes and invert and rim elevation of manholes and cleanouts if available.
5. Please provide existing contours and sufficient spot grades.
6. Show and call out all existing easements on all sheets.

Sheet 4
7. Please revise light duty paving legend item to include the corresponding hatch.
8. Provide hatch to distinguish pervious/landscape from rest of site improvements.
9. The truck turning/maneuvering path conflicts with the existing curb shows truck turning conflicts with the curb and parking stalls along its path. Please revise.
10. Provide 3" x 5" space in lower right quadrant for approval stamp (typ).
11. Keynote 9 should refer to the detail on sheet 8.
12. Adjust parking count if adjustment to turning movements impact spaces.
13. Please define OLO parking in keynote 21.

Sheet 6
14. Concrete match locations are outside of the limits of disturbance. Please revise.
15. Please clarify how the storm drains connect as they are not joined by manholes. The junction of the 12" storm drains should have a manhole. Revise the cleanout detail 1 as necessary to match the connection for all storm drain junctions.
16. Clarify outlet condition in the southeast corner of the site. Does the flow cross the sidewalk or does it flow onto the street via reverse scupper?
