This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 31, 2023 2-06.3.0 FORMAT REQUIREMENTS CONTENT REQUIREMENTS 1. This comment was not addressed correctly, the north section line is at Grant not Pima. COMMENT: 2-06.4.4.C – The section corners labeled on the location map are not correct. The north section line should be at Grant, the east section line should be at Alvernon and the west should be at Country Club. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. This comment was not fully addressed. Per UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED USE ZONES, C-2 Zone, Civic Land Use Group With Land Use Class/Type: Educational Use: Elementary and Secondary is subject to Use Specific Standard 4.9.3.D.1 – 7. Per AM Section 2-06.4.7.A.4 provide the Use Specific Standard with Zoning Note 3. COMMENT: 2-06.4.7.A.4 Zoning Note 3 clarify what the proposed use is. Based on the vehicle parking space requirements you are proposing two (2) separate uses, daycare and education. Also depending on the using provide all applicable Use Specific Standards that apply. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. This comment was not addressed. The alley that you reference in your comment response was abandoned, see Assessor’s Record Map found at: https://www.asr.pima.gov/ParcelData/Map/Arm/MP04/M04095_B15.PDF. If you are going to access this parking across the adjacent parcel provide a recorded document, easement or agreement that allows this access. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that at a minimum a 20’-0” wide two-way access lane is maintained that provides access to the southwest parking area. 4. This comment was not addressed. There is nothing shown on the plan. COMMENT: 2-06.4.9.H.5 – Demonstrate that the requires of UDC Article 7.4.6.H.1 are maintained around the proposed playground.
