COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is , 2023

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – Provide a copy of the last approved site plan with your next submittal.

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.9 - The plan drawing shall be oriented with north toward the top of the sheet. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet.

CONTENT REQUIREMENTS

3. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0012, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

4. COMMENT: 2-06.4.7.A.4 – Review UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED USEZONES and provide the applicable Use Specific Standards in General Note 3.

5. COMMENT: 2-06.4.7.A.6.a – As a PDMR will be required, see comment 10, Provide the PDMR case number adjacent to the title block on all sheets and provide a general note stating the case number, dated of approval, what was modified and any conditions of approval.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

6. COMMENT: 2-06.4.8.C – Provide the following information for Wetmore Rd, dimensioned width of curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

7. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcel a lot combination is required. Provide a copy of the approved Pima County Lot Combo Request form with the next submittal.

8. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.D, Figure 7.4.6-A and Table 7.4.6-1 the minimum PAAL width when access 90-degree parking is 24’. The proposed 22.8 wide PAALs will requires a Parking Design Modification Request (PDMR) be submitted and approved prior to approval of this DP.

9. COMMENT: 2-06.4.9.H.5.a – Clearly identify the provided vehicle parking spaces and vehicle display spaces on the plan.

10. COMMENT: 2-06.4.9.H.5.a – If the angled spaces shown on the are required vehicle parking provide the angle for the spaces.

11. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation shall clearly show the number required and provided. The spaces for display of vehicles does not need to be included in the calculation.

12. COMMENT: 2-06.4.9.H.5.c – The loading space calculation shall include the number required and provided,

13. COMMENT: 2-06.4.9.H.5.d – The bicycle parking space calculation shall include the number of short- & long-term required and provided. As at least 2 short- & long-term bicycle parking are required for the addition clearly show the spaces on the plan and provide details for both that demonstrate compliance with UDC Article 7.4.9.

14. COMMENT: 2-06.4.9.O – The front street perimeter yard setback shown on sheet 1 is not correct. Per UDC Article 11.4.6. definition of Established Area Setback, when a site has frontage on a street designated on the COT MS&R Map it does not qualify for established area setbacks. The setbacks are based on developing area setbacks per UDC Article 6.4.5.C.2 and Table 6.4.5.C-1.

15. COMMENT: 2-06.4.9.O – “PERIMETER YARDS: 0’” is not totally correct. As this site is adjacent to parcel 104-09-011A which is zoned “SH” per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 Zone, Non-residential Use to a Residential Zone the required perimeter yard setback to parcel 104-09-011A is 1 ½ time the height of the proposed exterior building wall.

16. COMMENT: 2-06.4.9.Q – Provide the height of building within the foot print.

17. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.A provide the required 4’-0” wide sidewalk from the proposed addition to the sidewalk along Wetmore Rd.

18. COMMENT: 2-06.4.9.W - - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also provided a general note stating all signage requires separate permits.
