This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 06, 2023 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) within the title block. 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0010, adjacent to the title block on all sheets. 3. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three-inch equals one mile, and provide the following information. 4. COMMENT: 2-06.4.4.A – Show the subject property approximately centered within the one square mile area; 5. COMMENT: 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and, 6. COMMENT: 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled. 7. COMMENT: 2-06.4.6 – If the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 8. COMMENT: 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage. 9. COMMENT: 2-06.4.7.A.4 – The use group & use listed under Site Data Land Use is not correct. The use group should be Storage Use Group and the use should be Personal Storage. 2-06.4.7.A.8 - For development package documents provide: 10. COMMENT: 2-06.4.7.A.8.d - Bridges Tracking Tables, complete area “B-IV” for this project and area “A” is not up to date. Contact Elisa Hamblin for an updated excel file of the tracking table @ Elisa.Hamblin@tucsonaz.gov. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 11. COMMENT: 2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 12. COMMENT: 2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 13. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 14. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.H.1 Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, to prevent cars from damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas, and/or driving onto unimproved portions of the site. That said there does not appear to be any barrier along the north side of the access lane that provides access to the dumpster enclosure. 15. COMMENT: 2-06.4.9.H.5.a – Provide a vehicle parking space calculation that includes the number required & provided along with the number accessible vehicle parking spaces required and provided. Accessible parking requirements are based on 2018 IBC Chapter 11, Table 1106.1. 16. COMMENT: 2-06.4.9.H.5.a – Relocated the accessible space shown within the building and provide it on site where it can be accessed at any time. 17. COMMENT: 2-06.4.9.H.5.a – Provide a standard and accessible vehicle parking space detail on the plan. These details shall match what is proposed on the plan. 18. COMMENT: 2-06.4.9.H.5.a – Sheet C502 ADA Accessibility Signage detail provide a mounting height for he signs. 19. COMMENT: 2-06.4.9.H.5.a – There appears to be some type of fence along the west side of the western parking area. If this is a fence demonstrate how parking vehicles will be prevented from damaging the fence, see UDC Article 7.4.6.H.1. 20. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle parking space calculation the provided the number required and provided. 21. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle parking detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1, .2 & 7.4.9.C are met. 22. COMMENT: 2-06.4.9.Q – Provide the height of the proposed building within the foot print of the building. 23. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located (See Figure 1). Provide the required sidewalk along the entire east and west sides of the building. 24. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.3.3.B The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas. Show the required sidewalk to the dumpster. 25. COMMENT: 2-06.4.9.R – Clearly demonstrate that the proposed accessible ramp that connects into the side of an existing ramp at the northeast corner of this site meets the requirements of ICC A117.1-2009 Section 406. 26. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. 27.
