This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 5, 2023. 1. Comment: 2-06.3.10 - Provide what each line pattern on the plan depicts, on the legend. The Road Center Line is shown; please show all other lines. 2. Comment: 2-06.4.7.A.6.a - Add T22SA00149 to the title block. 3. Comment: 2-06.4.9.H.5.a - The following comment was not fully addressed: "The parking design and location are not in conformance with city of Tucson UDC standards. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. The dimensions of the ADA isle lane do not meet code. Additionally, vehicle maneuvering must be done fully on site. The location of the spaces would require drivers to utilize city right-of-way for maneuvering. The proposed spaces also encroach into the right-of-way" Please show the dimensions for how vehicle maneuvering will be accomplished on-site. The ADA parking spaces are not compliant with code. A 16' width is required for a compliant ADA space. That width can be the sum of both the parking space, and the accessible aisle. Additionally, ensure the parking spaces are 8.5' wide, each. The project has been evaluated and approved per the Sunshine Mile District (SMD) Overlay Zoning Option in accordance with UDC 5.13 Urban Overlay District (UOD). The Applicant has submitted a revised DP, dated 4/19/22, following COT Comments. The project is located in Sunshine Mile District and lies within the Euclid/Park Subdistrict, Park Subarea. The property is designated as “contributing” to the Pie Allen Residential Historic District. This review evaluated the submitted DP for conformance with the approved SMD application. Based on the drawings provided, the plan is consistent with the drawings provided in the approved SMD special application. I therefore approve the submitted Development Plan dated 4/19/22.
