This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. 1. The landscape and water harvesting plans are not readable, there are many graphic conflicts. Please simplify plans by screening back or turning off layers for readability 2. The landscape plan and the site plan base do not match. It is difficult to tell what is proposed versus what is in the future. Please revise. 3. The grading limits on the site plan are incorrect if there are water harvesting basins proposed along Campbell and Ft. Lowell. 4. If construction is proposed along Campbell and Ft. Lowell, in this case detention basins, then a 10’ landscape border is also required along the streets. 5. Please add a note to landscape plans that if landscape and water harvesting in the future right of way must be removed because of road improvements, a new 10’ landscape border and water harvesting is required along Campbell Ave. 6. Please revise maintenance reference on landscape plan to the correct page number. See previous comment 1 - The way we have been interpreting the new retention/detention manual is as such: when a site like this one is redeveloped and the existing structure demolished and site is regraded and repaved then we consider the pre-development conditions as vacant/undisturbed.
