This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. 1. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 2. General Note - Ensure that Zoning and Engineering comments are addressed prior to landscape section approval. 3. This comment was not adequately addressed – engineer’s plans and landscape plans do not match. Please label the existing and future rights of way for Campbell Ave and Ft. Lowell UDC 7.6.4.C.2.a. 4. Water harvesting basins and landscape must be behind the future right of way. Up to 5’ is allowed in the right of way with approval from the Department of Transportation and Mobility. Contact david.marhefka@tucsonaz.gov 5. This comment was not adequately addressed, Dalea capitata Sierra Gold is a ground cover with a height of 1’. Please choose another species to provide a minimum 30” screen. A 30” continuous vegetative screen (or wall) is required to screen parking areas along Campbell Ave. Plants shown on plan are not sufficient in quantity to provide a screen. 6. This comment was not adequately addressed, label the existing water for irrigation only. Please indicate the installation of a private submeter if a separate irrigation meter is not being provided. UDC Technical Standards 4-01.6.1.A.1. 7. Please add that shearing shrubs is not permitted. Provide a maintenance schedule for the landscape and irrigation for this project. UDC 2-10-4.2.A.4., please be specific. 8. This comment was not adequately addressed - The grading and water harvesting do not match. Indicate Basin D on the grading plan and provide spot elevations. Bare dirt is not acceptable, nor is D.G. Grading, hydrology, and landscape plans must be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area. UDC 7.6.6.C.2. The landscape, water harvesting, and grading plans must match. 9. This comment was not adequately addressed - Identify the point of drainage off roof areas, amount of flow, and disposition of flow. Also existing conditions need to be calculated from Pre-development conditions. Please show balanced basin detention for the site. 2. Detention/retention have to work for phase 1 in this development and can't rely on a future phase. 3. Drainage area D1 and D2 show no runoff being captured in retention.
