COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 26, 2023.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – As DP13-0142 was never finaled and was withdrawn with open inspections this DP will need to show all proposed work shown on DP13-0142. Until this work is provided Zoning cannot provide final comments.

2. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-00353, adjacent to the title block on all sheets.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 129-08-001A & 129-08-002C, a lot combination is required. Provide a copy of the approved Pima County Combo Request form with the next submittal.

4. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

5. COMMENT: 2-06.4.9.H.2 – If applicable show sight visibility triangles on the plan.

6. COMMENT: 2-06.4.9.H.5.a – As the vehicle parking lease agreement was only for two (2) vehicle parking spaces and no spaces are shown on this DP a Board of Adjustment for Variance is required.

7. COMMENT: 2-06.4.9.H.5.c – Show the required loading zone on the plan.

8. COMMENT: 2-06.4.9.H.5.d – The bicycle parking calculation is not correct. As bicycle parking is based on gross floor area and there are not buildings proposed zero long-term spaces are required. If you are going to provide a long-term space show the location on the plan and provided a detail that demonstrates that UDC Article 7.4.9.D is met.

9. COMMENT: 2-06.4.9.O – Based on the Zoning Administrators letter dated September 23, 2012 show the 20’ front street perimeter yard setback on the plan and clearly delineate the limits of the storage and demonstrate that the storage will not encroach into the 20’ street setback.

10. COMMENT: Additional comments maybe forth coming once all requested information has been provided.
