This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is December 12, 2022. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx). 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0340, adjacent to the title block on all sheets. 3. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three-inch equals one mile, and provide the following information. 4. COMMENT: 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property on the location map 5. COMMENT: 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 6. COMMENT: 2-06.4.7.A.4 – The current and proposed uses listed in the Site Data Table are not uses classified per the UDC. Provide the uses based on the UDC and if applicable provide any Use Specific Standards. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 7. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 107-07-005H & 107-04-002C, a lot combination is required. Provide a copy of the approved Pima County Combo Request from with your next submittal. 8. COMMENT: 2-06.4.9.F – The C-2 zoning shown for the adjacent parcels is not correct and should be labeled as I-1. 9. COMMENT: 2-06.4.9.H.5 – Fully dimension all vehicle use areas. 10. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.F.2.b Access lanes and PAALs must be setback at least two feet from a wall, screen , or other obstruction over six inches. Clearly demonstrate that this requirement is met throughout the site. 11. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.H.1 Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines , to prevent cars from damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas, and/or driving onto unimproved portions of the site. Clearly demonstrate that this requirement is met throughout the site. 12. COMMENT: 2-06.4.9.H.5.a – Provide a detail for both standard and accessible vehicle parking spaces. 13. COMMENT: 2-06.4.9.H.5.a – The required number of vehicle parking spaces is not correct. Per UDC Article 7.4.3.G When the calculation of required motor vehicle and bicycle parking spaces results in a fractional number, a fraction of one-half or more is adjusted to the next higher whole number, and a fraction of less than one-half is adjusted to the next lower whole number. 14. COMMENT: 2-06.4.9.H.5.d – Until comment 6 has been addressed short- & long-term bicycle parking requirements cannot be verified. If short- or long-term bicycle parking is required clearly show the location on the plan and provide a detail. 15. COMMENT: 2-06.4.9.Q – Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). 16. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.2.0.B.2 the provisions of 7-01 apply to the entire site. 17. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.A At least one sidewalk is required to a project from each street on which the project has frontage. Show the required sidewalk out to Glenn St. 18. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. Clearly demonstrate that this requirement is met throughout the site. 19. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.C A sidewalk is required adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no other parking spaces or PAALs intervene. Provide the required sidewalks along the east and south side of the existing building. 20. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.3.3 Within all development, a continuous pedestrian circulation path is required as follows: A. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. B. The areas within the development which must be connected include, but are not limited to, all , all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. Exceptions: 1. Areas within the development which are not required to be connected to the pedestrian circulation path are those which will be used only for maintenance or for nonpublic truck use, such as truck loading spaces. 2. Portions of certain Land Use Classes which by their nature will not be used for public pedestrian access, such as industrial uses, commercial storage uses, wholesale uses, contractor yards, or similar uses, are not required to have sidewalks constructed in conformance with this standard, provided adequate pedestrian refuge areas are provided. Zoning acknowledges that sidewalks may not be required but if you propose to use pedestrian refuge to meet the connection requirements clearly show the refuge areas on the plan. 21. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also, provide a general note stating ”ALL SIGNANGE REQUIRES SEPARATE PERMITS”. 22. Based on aerial photos there is an addition to the north side of the existing building that does not appear to have been permitted Either provide approved permits for this structure or clearly shown it on the DP and a separate building permit will be required.
