| 11/09/2021 | SBEASLE1 | ZONING | REVIEW | Reqs Change | (Review comments copied and pasted from the OK to Submit) PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Amphi Gardens – Gate, Fence and Trash Enclosure, Development Package (1st Review) DP21-0300, OK to Submit TRANSMITTAL DATE: November 8, 2021 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 7, 2022. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.2.4 – The development package is designed to allow for concurrent review of any site related reviews. That said remove all references to building codes and occupancies from the DP. 2-06.3.0 FORMAT REQUIREMENTS 2. COMMENT: 2-06.3.7 - The project-location map shall be provided in the upper right corner of the cover sheet. CONTENT REQUIREMENTS 3. COMMENT: 2-06.4.1 – Provide the phone number for the General Contractor listed on the plan. 4. COMMENT: 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx). 5. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0300, adjacent to the title block on all sheets. 6. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three-inch equals one mile, and provide the following information. 7. COMMENT: 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 8. COMMENT: 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. Review UDC TABLE 4.8-2: PERMITTED USES - URBAN RESIDENTIAL ZONES and provided the correct use and use specific standards. 9. COMMENT: 2-06.4.7.A.6.a – If you elect to go through the DDO process, see comment 12 below, provide the DDO case number adjacent to the title block on all sheets and provide a general note stating the DDO case number, date of approval, what was modified and if applicable any conditions of approval. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 10. COMMENT: 2-06.4.9.H.5.a – As the existing parking does not meet the requirements of UDC Article 7.4.6.B.2.b, revise the “PARKING PROVIDED” to read existing. This also applies to the accessible parking as it does not meet code. 11. COMMENT: 2-06.4.9.O – The perimeter yard setbacks shown within :PROJECT DATA” and on the plan are not correct. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone, Nonres Use to a Res or Nonres Zone the perimeter yard setback is 10’ or ¾ the height of the exterior wall, greater of the two. This site is considered Non-Residential per UDC Article 6.3.3.C. 12. COMMENT: 2-06.4.9.O – Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet. That said, the 8’-0" high fence shown along the north and south perimeter will either need to be lowered to 6’-0" or a Design Development Option will need to be submitted and approved prior to approval of this DP.
