COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 31, 2022.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. Zoning acknowledges that a PDMR/TSMR has been submitted. If approved provide the case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, what was modified and if applicable any conditions of approval. COMMENT: 2-06.4.9.H.5 – Demonstrate that the access lane along the west side of the building meets the minimum 20’ along with a 4” pedestrian refuge.

2. This comment was not addressed. If a Board of Adjustment is approved provide the case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, what was modified and if applicable any conditions of approval. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.K access from an alley is not allowed. A Board of Adjustment for Variance is required.

3. The PDMR will need to be approved for the 19’ wide access lane. COMMENT: 2-06.4.9.H.5 – Provide an access lane width dimension from the curb that bumps out around the power pole called out under Keynote 6, to the building.

That would require 2 hydrants with 1,000 GPM for 2 hours each to be located within 400' of the building without crossing Grant or the building shall have fire sprinklers installed.

04/15/2022 SBLOOD1 ENGINEERING REVIEW Reqs Change 1. Provide complete discussion, calculations and exhibits to establish accomplishment of first flush requirements. The applicability section (Section 2.1 on page 8) of the Design Standards for Stormwater Detention for Pima County outlines the requirements. For this project the first clause governs: "When new development is proposed on vacant land, all proposed impervious and disturbed areas shall be used to determine the required first-flush runoff volume." Per C9-21-17 Preliminary Zoning Condition 18 - The drainage and water harvesting plan for the site will be designed as from the undeveloped state (vacant land).
2. For calculations supporting first-flush retention provide a table accounting for the entire project area and applicable volumes. See the examples on pages 12 and 13 of the manual.
3. Provide an exhibit showing all developed watersheds and associated retention areas. Impervious, disturbed, and non-contributing areas must be shown with measurements.
