This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 31, 2022. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0297, adjacent to the title block on all sheets. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. COMMENT: 2-06.4.9.H.5 – Demonstrate that the PAAL along the east side of the building meets the minimum 24’ along with a 4” pedestrian refuge. 3. COMMENT: 2-06.4.9.H.5 – Demonstrate that the access lane along the west side of the building meets the minimum 20’ along with a 4” pedestrian refuge. 4. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.K access from an alley is not allowed. A Board of Adjustment for Variance is required. 5. COMMENT: 2-06.4.9.H.5 – Demonstrate that the requirements of UDC Article 7.4.6.F.4.c are met for the back-u spur shown at the south end of the southern parking area. 6. COMMENT: 2-06.4.9.H.5 – Provide an access lane width dimension from the curb that bumps out around the power pole called out under Keynote 6, to the building. 7. COMMENT: 2-06.4.9.H.5 – Demonstrate that the requirements of UDC Article 7.4.6.F.2.b are met along the west side of the access lane shown along the west side of the building and along the south side of the access lane shown along the south side of the building. 8. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking calculation is not correct. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, COMMERCIAL USE GROUP, 2 spaces are required, there is no 5,000 ratio for the use. 9. COMMENT: 2-06.4.9.H.5.d – Demonstrate that the requirements of UDC Article 7.4.9.B.2.g are met for the short-term bicycle parking. 10. COMMENT: 2-06.4.9.H.5.d – It appears that the proposed accessible parking signs encroach into the 2’-6” vehicle overhang. 11. COMMENT: 2-06.4.9.R – Demonstrate that a 4’ wide pedestrian refuge is provided along east & west side of the building along the vehicle access doors. 12. COMMENT: 2-06.4.9.R – Provide the required 4’-0” sidewalk along the west side of the building north of the vehicle access doors, see TSM Section 7-01.4.1.B. 13.
