This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 09, 2022. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not addressed. Not sure why the proposed use was eliminated from the note but per AM Section 2-06.4.7.A.4 you are required to provide the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. “CITY OF TUCSON ZONING NOTE” should read “ EXISTING USE VACANT, PROPOSED USE PERSONAL STORAGE SUBJECT TO USE SPECIFIC STANDARDS 4.9.10.C.3 & .6”. “CITY OF TUCSON ZONING NOTE” 2, was note 3, does not list the required Use Specific Standards. Review UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES, C-2 Zone, Storage Use Group With Land Use Class/Type: Personal Storage, C-2 and provide the correct Use Specific Standards. COMMENT: 2-06.4.7.A.4 – The Use Specific Standards listed under “CITY OF TUCSON ZONING NOTE” 3 are not correct. Review UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES, C-2 Zone, Storage Use Group With Land Use Class/Type: Personal Storage, C-2 and provide the correct Use Specific Standards. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. This comment was not fully addressed. The detail does not address UDC Articles 7.4.9.B.1.d, 7.4.9.B.1.e, 7.4.9.B.2.f, & 7.4.9.B.2.g. Also, the “SPACE REQUIREMENTS” shown on the detail do not meet the requirements of UDC Articles 7.4.9.B.2.f, & 7.4.9.B.2.h and does not apply to a single rack as shown on the plan. Zoning not able to find the required detail. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle parking space calculation on the plan, clearly show where the required short-term bicycle parking is located and provide a detail that demonstrates how the requirements of UDC Article 7.4.9 are met.
