COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 09, 2022.

CONTENT REQUIREMENTS

2. This comment was not fully addressed. Sheets 50-52 do not have the DP case number. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0292, adjacent to the title block on all sheets.

3. This comment was not fully addressed. The section corners were not labeled.COMMENT: 2-06.4.4.C – The section, township, and range & section corners will be labeled on the location map.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

4. This comment was not addressed. “CITY OF TUCSON ZONING NOTE” 2, was note 3, does not list the required Use Specific Standards. Review UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES, C-2 Zone, Storage Use Group With Land Use Class/Type: Personal Storage, C-2 and provide the correct Use Specific Standards. COMMENT: 2-06.4.7.A.4 – The Use Specific Standards listed under “CITY OF TUCSON ZONING NOTE” 3 are not correct. Review UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES, C-2 Zone, Storage Use Group With Land Use Class/Type: Personal Storage, C-2 and provide the correct Use Specific Standards.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

5. This comment was not fully addressed. Zoning not able to find the required detail. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle parking space calculation on the plan, clearly show where the required short-term bicycle parking is located and provide a detail that demonstrates how the requirements of UDC Article 7.4.9 are met.

6. TSMR DS22-03 has been approved. Provide the TSMR case number adjacent to the title block on all sheets. Also provide a general note stating the case number, date of approval, what was modified and if applicable any conditions of approval. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B a sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. Demonstrate that this requirement is met for all areas of the site.

7. Per 2018 IBC Chapter 11 Section 1104.2 within a site at least one accessible route shall connect accessible buildings, accessible facilities, accessible elements and accessible spaces that are on the same site. Provide the accessible route to all buildings on site or secure a Petition of Appeal to the Building Office. COMMENT: 2-06.4.9.R- Per TSM Sections 7-01.3.3.B the areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. Demonstrate that this requirement is met for all areas of the site.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

1. I-2 is not the correct zoning, please correct.

2. The irrigation legend is missing on all pages. Please add, and make sure this comment is addressed - add/call out soil moisture gauge/tensiometers and rain shut-off device on irrigation plans and details. UDC Tech Standards 4.01-2.A.

3. The civil plans indicate a water meter, but do not specify that it is exclusively for irrigation. Please indicate the installation of a private submeter if a separate irrigation meter is not being provided. UDC Technical Standards 4-01.6.1.A.1.

4. As noted previously, mitigation trees are in addition to landscape border and parking area trees. There should be additional trees installed, 68 mitigation trees/shrubs, 59 for borders, 7 for parking = 134.

5. Per Admin. Manual 2-10-4.2.D, provide page/detail reference to civil drawings/details that show bike racks, walkways, and screening/retaining walls on landscape plans. See civil drawing is not sufficient.
