This plan has been reviewed for compliance with the Checklist for Minor Development Changes to Existing Commercial/Industrial Sites. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 24, 2022. COMMENT: 2-06.2.4 – The development package is designed to allow for concurrent review of any site related reviews. As the DP is for review of site related reviews remove all references to the building code from the plan. CONTENT REQUIREMENTS: #1 COMMENT: Provide the email addresses of the primary property owner on the plan. GENERAL NOTES: #3 COMMENT: “BUSINESS” is listed as a USE several times on sheet 1. Business is not a use listed in the UDC. Provide a use as listed in the UDC for the “BUSINESS” use listed. INFORMATION OF PROPOSED DEVELOPMENT: #2 COMMENT: Provide a PAAL width dimension from the proposed extruded curb at the south end of the drop-off area west to the vehicle parking spaces. #2 COMMENT: Although it is not a requirement Zoning strongly recommends that you provide the required accessible vehicle parking needed for this site. #2 COMMENT: The size of the passenger drop-off area shown under the legend is not correct and should be 8.5 x 18 as direct access is provided from an access lane or PAAL. COMMENT: It does not appear that the lot coverage calculation is correct and should include the entire site. UDC Article 6.4.3 all buildings and vehicle use areas are included in this calculation.
