Tucson Electric Power Co. (TEP) has reviewed, the plans submitted on November 22, 2021, and has no objections at this time.

Costs for removing or relocating existing TEP facilities will be billable to the developer. A Preliminary electrical design is in process. The customer is responsible for compliance with City Ordinances. Please note jurisdictional permit for any work on a public road right of way where applicable.
Easements are required for TEP facilities if not appropriately recorded on the final subdivision plat. They will need to be obtained by separate instrument.

A Traffic Study was not submitted as a part of this Tentative Plat / Development Package.

To further clarify our comments:
The proposed access to Valencia (between Lots 3 & 4) is being requested at the existing median break, which is ~400' east of the WB I-10 Valencia Offramp traffic signal . Per ADOT's Roadway Design Guide, access between 330' and 660' of a Traffic Interchange shall be limited to a Right-in and Right-out access (see attached). Thus, this access will need to be limited to a Right-in, Right-out.

Also, the Plat shows the driveway (between Lots 3 & 4) cutting into the existing right turn lane for WB Valencia approaching the Ramp traffic signal. This is not desirable as it will cause operational issues, however, this could potentially be allowed should additional capacity be needed for the WB I-10 Valencia Offramp traffic signal.

The I-10 DCR mentioned previously by Mr. Moseke shows that the existing median opening will be closed off in the future. Image attached.

3. Figure 6 - offsite and proposed drainage map - please depict & explain what happens to the ~60cfs offsite flow from OS3 & OS4 that appear channelized and hit the project boundary. The channel hydraulic cross section 4 shows only 30 cfs indicating the flow does not go onsite.
4. Figure 6 - please delineate the floodplain with elevations for the channel with hydraulic cross section 2 since it is regulatory.
5. Figure 6 - please depict channel lining on all channels it is required.
6. Figure 6 & text - please include superelevation calculations for the channel bends or demonstrate it is not necessary.
7. Figure 6 - channel 2 shows 103cfs, however the report states that detention will be provided to reduce the flow to the 90 cfs in the original approved drainage report and as being constructed currently. Please show where the detention will occur or verify the channel capacity and water surface elevation downstream do not negatively impact the adjacent project.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 15, 2022.
