COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 14, 2022.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – As the development package is designed to allow for concurrent review of any site related reviews remove all references to the building code from the plan as they are not applicable.

CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.1 – Provide the email address for the Owner, and all Consulting Engineers listed on sheet DP1.

3. COMMENT: 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx) on all sheets

4. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0274, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

5. COMMENT: 2-06.4.7.A.4 – Under “DEVELOPMENT DATA” “USE” you reference “LUSC 3.5.9.5 A & B” the LUC is no longer applicable. Remove this reference and all other references to the LUC from the plan and provided the correct Use Specific Standards listed on UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES for Vehicle Rental and Sales.

6. COMMENT: 2-06.4.7.A.8.b – Under “DEVELOPMENT DATA” remove all references to “FAR” as it is no longer applicable to this site, see UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

7. COMMENT: 2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.

8. COMMENT: 2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Based on the Tucson Auto Mall plat there are several easements on this site.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

9. COMMENT: 2-06.4.9.H.5 – Provide PAAL width dimension for the PAAL’s around the proposed detail building.

10. COMMENT: 2-06.4.9.H.5.a – Revise the vehicle parking space calculation so that it is based on UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED. This calculation shall include the ratio used.

11. COMMENT: 2-06.4.9.H.5.c – Under “DEVELOPMENT DATA” remove the reference to “LOADING ZONE” and the “LUC” as they are no longer applicable, see UDC TABLE 7.5.5-A: REQUIRED LOADING ZONES.

12. COMMENT: 2-06.4.9.H.5.d – Revise the bicycle parking space calculation to reflect the requirements of UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces. As Short-Term bicycle parking is now required show the required Short-Term rack on the plan and provide a detail that shows how the requirements of UDC Articles 7.4.9.B.1, .2 & 7.4.9.C are met.

DP17-0226 is currently in an "Issued" status.
Your next steps: If all work has been done, call in for Inspections. After inspections are approved, this can be moved to a "Final" status to close it out.
