This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 05, 2022. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.2.4 – As a development package is designed to all for concurrent review of any site related reviews, not building code reviews remove all references to non-applicable building codes. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.1 – Provide the email and phone number for the Owner listed on the plan. 3. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0269, adjacent to the title block on all sheets. 4. COMMENT: 2-06.4.4.C – The section listed under the location map is not correct. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 5. COMMENT: 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. Smoke shop is not a use recognized in the UDC and should be listed as General Merchandise Sales, excluding Large Retail Establishment, subject to Use Specific Standards 4.9.9.B.3 and 4.9.13.O, see UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES. 6. COMMENT: 2-06.4.7.A.6.a – Provide a general note stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R).” 2-06.4.7.A.8 - For development package documents provide: 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 7. COMMENT: 2-06.4.8.A - - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 8. COMMENT: 2-06.4.9.H.5.a – Per UDC Article 7.4.6.D.b The minimum width of a vehicle parking space when adjacent to barrier is 10’-0” wide. That said, the vehicle parking space directly west of the proposed fence is required to be 10’-0” wide. Provide a dimension from the east edge of the vehicle parking space to the proposed fence. This dimension shall be 1’-6” minimum. 9. COMMENT: 2-06.4.9.H.5.a – Per 2018 IBC Chapter 11, Section 1106.5 for every six or fraction of six accessible parking spaces, at least one shall be van accessible. That said, the provided accessible parking space shall meet the requirements of ICC A117.1-2009 Section 502.2 for a van accessible space 10. COMMENT: 2-06.4.9.H.5.a – As the three (3) parcels and two (2) buildings operate as a single site the vehicle parking space calculation shall include both buildings. 11. COMMENT: 2-06.4.9.H.5.a – The proposed accessible parking space sign appears to encroach into the 2’-6” vehicle overhang. Clearly demonstrate that the overhang is clear of any obstruction. 12. COMMENT: 2-06.4.9.H.5.a – The mounting height for the accessible parking space sign should be 7’-0” to the bottom of the accessible sign. 13. COMMENT: 2-06.4.9.R – Clearly demonstrate how accessibility access is provided to the existing building. It is not clear if the sidewalk is flush or if some type of ramp is proposed.
