COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 30, 2022.

2. COMMENT: 2-06.4.7.A.6.a – As you are proposing exterior work on a site located within the COT Downtown core, Rio Nuevo Area (RNA) and Historic review are required. Once approved provide the case number s adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, if applicable what was modified and any conditions of approval.

COMMENT: 2-06.4.7.A.8.c – As it appears that you are proposing an expansion of use area, the balcony shown on sheet 3, and based on Design Review comments there is also a patio located under the balcony, not show on the plan provide an expansion of use area calculation on the plan. Based on ‘ZONING AND LAND USE NOTE” 6 there is a floor area expansion of 267 SF but sheet 3 shows a balcony of 463 SF and if there is a patio below the expansion is even greater. Clarify exactly what the square footage of use area expansion is. Additional comments maybe forth coming.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. COMMENT: 2-06.4.9.L – As it appears that the proposed balcony/patio area is within the COT right-of-way approval from COT DTM Real Estate division is required.
