These requirements include, but are not limited to: providing pad grades and typical grading scheme detail, adjacent grading to characterize the existing offsite flow conditions, elevations to connect to along Jeanette, access to lots across proposed vertical curbs, location of access ramps, proposed utility connections (sewer, water,etc.) and adjacent roadway dimensions and information.


Drainage Statement Comments:
1. Page 1 of 5 -Per COT Drainage Manual Section 2.1.1, a drainage report is required for all developments greater than 1 acre. Please resubmit a drainage report following the guidelines outlined in the COT Manual. Please provide coversheet with project name, case number, Township, section, range, name, address and phone number of owner (and of engineering firm), and submittal date. Please also move seal and signature to cover sheet.
2. Page 5 of 5 Developed Condition Hydrologic data sheet - imperviousness shows 60% even though this is an empty lot. Please revise impervious value. Developed is onsite and offsite, whereas existing is only onsite. Please also provide onsite calcs for existing conditions
3. General Comment - Per COT requirements, detention and first flush retention is required for all developments greater than 1 acre in size. Please refer to the Pima County Detention/Retention Manual and revise design to meet requirements.
4. General Comment - Please include a discussion of how off-site flows enter the proposed development and any impacts to each lot that will occur.
5. General Comments - Please revise exhibits and provide at a scale and level of detail consistent with requirements set in section 2.3.1.3 of the COT Drainage Manual.

Thank you for the opportunity to comment on DP21-0258 / Tentative Plat - The Tree Estates, Lots 1 thru 6; 3rd Submittal, a development package application of a 0.966 acre site located northeast of the intersection of East Bilby Road and South Jeanette Boulevard.

The property is zoned Mobile Home Zone 1 (MH-1), with the proposed development containing six single family
residential lots. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.

The Tucson Airport Authority conditionally approves the 3rd submittal of this project and requests to be included on the next submittal of this project to insure that the required forms have been submitted to the Tucson Airport Authority.
