Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 14, 2023. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1. COMMENT: 2-06.4.7.A.4 - 1. COMMENT: 2-06.4.7.A.4 - Demonstrate the accessory use gross floor area is not exceeding 25% of the gross floor area of the principal use (Office Building #5210) Per PAD-1, Area G (subject parcel) and Area H (principal use) as supporting Office Uses (page 8); PAD-1, Section II.I Definition of Office (page V.3) - "A place where professional or semi-professional services are provided, or a particular kind of business is transacted, excluding retail and wholesale trade as a principal use. Supports retail functions such as athletic clubs, pharmacies, restaurants, and other limited retail uses, not to exceed 25 percent of the gross floor area, are permitted as secondary or accessory uses." 2. COMMENT: 2-06.4.7.A.6.a - Per PAD-1 Section XI.A provide written documentation from the owner that this plan has been approved. Additional comments may be forth coming. 3. COMMENT: 2-06.4.9.E - If the use is intended to be an accessory use to the office building on parcel 12800540, a lot combination processed by Pima County may be required.
