COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 19, 2023.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.1 – Provide an email address for the owner.

2. COMMENT: 2-06.4.3 – Remove the reference to “DP15-0187” from the plan as this DP has been withdrawn.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.

4. COMMENT: 2-06.4.7.A.4 – The existing use listed under General Note 3 is not correct and should be Alcoholic Beverage Service, Excluding a Large Bar, Subject to Use Specific Standard 4.9.13.P.

5. COMMENT: 2-06.4.7.A.6.a – As Tanque Verde Rd is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”

2-06.4.7.A.8 - For development package documents provide:

6. COMMENT: 2-06.4.7.A.8.c – As the proposed patio is considered a use are provide a use area expansion calculation on the plan.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

7. COMMENT: 2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds.

8. COMMENT: 2-06.4.8.C – Provide the following information for Tanque Verde Rd: right-of-way width, and dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

9. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

10. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.B.1.e Off-site parking areas must meet the design criteria provided in this section. Provide a fully dimensioned vehicle use area for the Alpha-Graphics site that clearly demonstrates that the requirements of 7.4.6 are met.

11. COMMENT: 2-06.4.9.H.5.a – Provide a recorded parking agreement for the use of the Alpha-Graphics parking with the next submittal.

12. COMMENT: 2-06.4.9.H.5.a – Provide a copy of the recorded parking agreement with Discount Tire along with the approved site plan.

13. COMMENT: 2-06.4.9.H.5.a – Based on aerial photos there are two (2) sheds located within the 3 vehicle parking spaces shown southeast of the building that eliminate two (2) vehicle parking spaces. If the sheds are to remain demonstrate on the plan that the eastern most parking space of the 3 meets the requirements of UDC Article 7.4.6.D.2.b.

14. COMMENT: 2-06.4.9.H.5.a – Based on aerial photos there is a dumpster located with in the vehicle parking space directly south of the Refuse Container shown on the plan.

15. COMMENT: 2-06.4.9.H.5.a – For the vehicle parking spaces shown north of the Refuse Container along the east property line you state that there are “20” spaces but there are only 19 shown on the plan.

16. COMMENT: 2-06.4.9.H.5.a – For the vehicle parking spaces shown south of the Refuse Container along the east property line you state that there are “17” spaces but there are only 16 shown on the plan.

17. COMMENT: 2-06.4.9.H.5.a – It does not appear that the Discount Tire parking layout matches what is currently on site, you show 10 spaces along the north end of the site and based on aerial photos there are only 9 spaces, based on aerial photos the parking located along the south are angled spaces. If restriping of the parking is proposed a development package will need to be submitted and approved for the restriping.

18. COMMENT: 2-06.4.9.H.5.d – Provide a short- & long-term bicycle parking spaces calculation on the plan. Based on Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, Commercial Use Group, Alcoholic Beverage Service a minimum of 2 short-term and 2 long-term bicycle parking spaces are required for the patio expansion, see UDC Article 7.4.6.E,1. Show the required bicycle parking on the plan and provide a detail for both the short- & long-term bicycle parking that demonstrates how the requirements of UDC Article 7.4.9 are met.

19. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1. provide a 4’ sidewalk along the north side of the proposed patio expansion and the east side of the patio expansion.
