This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 13, 2021. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. This comment was not correct. Per UDC Article 7.4.6.H.3. the dimension should be 2’-6” not 2’-01/2” as shown on detail 1 sheet SP@. COMMENT: 2-06.4.9.H.5.a – Detail 1 sheet SP2 the wheel stop location dimension is not correct, review UDC Article 7.4.6.H.3 and provide the correct dimension. Sheet C)2 shows the correct dimension. This detail also is not to scale and the dimensions provided are not correct. 2. This comment was not addressed correctly. Sheet SP1 shows 2 racks so the provided number should be 4 not 2 as shown. COMMENT: 2-06.4.9.H.5.d – The bicycle parking calculation has been removed from the plan. Provide a bicycle parking space calculation that provides the number required and provided. Based on the 2 racks called out under Keynote 21 sheet SP1 the number provided should be 4, UDC Article 7.4.9.B.2.d “a single rack is designed and located to accommodate two bicycles”. 3. This comment was not addressed. Detail 11, sheet SP@ does not address the requirements of UDC Article 7.4.9.B.1.e, “Outdoor bicycle parking areas must be lighted so that they are thoroughly illuminated and visible from adjacent sidewalks , parking lots , or buildings during hours of use.” COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan/detail how the requirement of UDC Article 7.4.9.B.1.e is met.
