COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 30, 2022.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. This comment was not addressed there are no width dimensions on the H.C. detail. As width dimensions were not provided Zoning cannot verify if the requirement is met. COMMENT: 2-06.4.9.H.5.a – Per 2018 IBC Chapter 11 Section 1106.5 the accessible parking space is required to be a van accessible space. Demonstrate on the plan/detail that the requirements of ICC A117.1, Section 502.2 are met.

2. This comment was not addressed. UDC Articles 7.4.9.B.1.d & .e, 7.4.9.B.2.g are not addressed. COMMENT: 2-06.4.9.H.5.d – Demonstrate on Detail 5 sheet C2 how the requirements of UDC Articles 7.4.9.B.1.d & .e, 7.4.9.B.2.f, .g & .h are met.

3. This comment was not addressed for the PAAL west of the vehicle parking to the required 2’-0” setback dimension. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension for the proposed vehicle use area.

4. COMMENT: 2-06.4.9.J – As future right-of-way (ROW) lines have now been provided it does not appear that the proposed development will meet code when widening of Park Ave occurs. One of the following will need to be done: 1) Development this site to meet code based on the future ROW. 2) Apply for a MS&R Right-of way use Modification Request, or 3) Provide a separate future site plan that demonstrates how this site can meet code when the ROW is taken, i.e. landscape, PAAL width etc. If you elect to use the future site plan route a Major Streets and Route Covenant will need to be recorded. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

1. Only up to 5’ of landscape can be in the future rights of way with permission from Dept of Trans & Mobility. Please make sure that permission is sent to me. Please revise plans.

2. This comment was still not adequately addressed - Locate all existing plants in the r/w along Park Ave. and Silverlake Rd. these must remain and require protection during construction.

3. This comment was not addressed - Plant symbols do not reflect the correct size of the plants.

4. Common name of plants do not match botanical name.

5. Two trees are required in the parking area, not one.

6. There is supposed to be 50% vegetative cover in the street landscape borders, what is shown does not meet the requirement.

7. This comment was still not addressed - The landscape border along Silverlake Rd. needs to continue the whole length of the parcel. Existing plants can be counted towards meeting this requirement.

8. Change note 11 to say “maintenance is required”

9. This comment was not adequately addressed. Please indicate the installation of a private submeter if a separate irrigation meter is not being provided. UDC Technical Standards 4-01.6.1.A.1.

10. This comment was not adequately addressed - Identify the point of drainage off roof areas, amount of flow, and disposition of flow.

11. This comment was not adequately addressed - Modify details to show depressed landscape areas. There are conflicts in the notes, minimum depressions for water harvesting are 6”.

12. This comment was not adequately addressed - Please add/call out soil moisture gauge/tensiometers and rain shut-off device on irrigation plans and details. Technical Standard 4-01.4.2.A.

13. This comment was still not adequately addressed - Provide a detail to show tree planting with root barrier adjacent to walkways.
