COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 29, 2022.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0220, adjacent to the title block on all sheets.

2. COMMENT: 2-06.4.7.A.8.a – There is a “NEW SHED” called out on sheet 3 just east of the “NEW 1-STORY EXPANSION” that the square footage is not provided and it does not appear that the square footage has been accounted for in any of the calculations.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. COMMENT: 2-06.4.9.A – General Note 7 states that this site is made up of three (3) parcels, 117-05-0200, 117-05-0210 & 117-05-0220, but the plan on sheet 3 and MapTucson only shows one (1) parcel with parcel number 117-05-021A.

4. COMMENT: 2-06.4.9.H.5 – At the east end of the parking area there are gates and if these gates are closed this area acts like a back-up spur, demonstrate on the plans that this back-up spur meets the requirements of UDC Article 7.4.6.F.4

5. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. This site is not located within the “DOWNTOWN PARKING DISTRICT”. Revise the calculation to meet the requirements of UDC TABLE 7.4.4-1. Once the correct requirements are provided Zoning will review the proposed parking reductions.

6. COMMENT: 2-06.4.9.H.5.a & 2-06.4.9.H.5.d – Ensure that the shed referenced in comment 2 is accounted for in both the vehicle and bicycle parking calculation.

7. COMMENT: 2-06.4.9.H.5.d – Keynote 39 sheet 3 references “SEE DETAIL J, SHEET 6” there is no DETAIL J on sheet 6.

8. COMMENT: 2-06.4.9.O – The street perimeter yard setbacks listed under General Note 16 are not correct. As this site does not qualify as developing area the street perimeter yard setbacks are based on UDC Article 6.4.5.B.1.
