COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 18, 2022.

CONTENT REQUIREMENTS

3. COMMENT: 2-06.4.9.G – For the area of Phase 2 demonstrate what is proposed of dust control.

4. COMMENT: 2-06.4.9.H.5.a – Per PAD-15 Section C.2.3.C.4.i the required parking for retail is “4 spaces for each 1,000 square feet of GFA” not 1 space per 300 sq. ft as listed in the vehicle parking space calculation.

5. COMMENT: 2-06.4.9.H.5.d – Zoning was not able to find the proposed short-term bicycle parking for Building 2, there is no keynote provide and it appears that the rack is covered by keynote 14 shown along the east side of the building.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Please provide landscape calculations for required trees in the parking areas on the landscape plan, Admin. Manual 2-10-4.2.A.2.c and landscape borders, UDC Technical Standards 2-10.4.2.f & g.

3. Identify existing trees in parking lot and provide parking area tree calculations for shared parking areas.

4. UDC 7.6.4.B.1 also says that plants are to be distributed evenly throughout the parking area, please make sure that all parking islands have trees in them and they are planted as close as possible to provide shade over the asphalt. If street border trees are being used for parking area trees, they must be located as close to the asphalt as possible.

5. Provide a dimension for top of wall footer to bottom of top dress. Please revise page number (14, not 13) reference for detail 7.

6. Please label the existing and future rights of way for S Kino Pkwy, E Tucson Marketplace Blvd and S ML King Jr Way, UDC 7.6.4.C.2.a.

7. Per Admin. Manual 2-10-4.2.D, provide reference to civil drawings/details that show bike racks, walkways, and screening/retaining walls on landscape plans.
