This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 26, 2022. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 – Remove the old “DEVELOPMENT PACKAGE PDSD APPROVAL” stamp from the plans as an electronic stamp will be applied once the DP is approvable. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.1 – Provide an email address for the Owner & Architect listed under the “PROJECT DIRECTORY”. 3. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0207, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 4. COMMENT: 2-06.4.7.A.2 – Clarify why there is a large difference in the total site area listed on this plan and the last approved DP13-0148. 5. COMMENT: 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 6. COMMENT: 2-06.4.7.A.6.a - As 22nd St is listed as an Arterial & Kolb Rd are listed as Arterial Gateway provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) & UDC ARTICLE 5.5 GATEWAY CORRIDOR ZONE (GCZ).” 2-06.4.7.A.8 - For development package documents provide: 7. COMMENT: 2-06.4.7.A.8.a - Clarify why there is a large difference in the gross floor area for the entire site listed on this plan and the last approved DP13-0148. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 8. COMMENT: 2-06.4.9.H.5.a - Clarify why there is a difference in the vehicle parking provided for the entire site listed on this plan and the last approved DP13-0148. The removal of 5 spaces does not create this difference. 9. COMMENT: 2-06.4.9.H.5.b - Demonstrate on the detail that the accessible space meets the requirements of ICC A117.1, Section 502. 10. COMMENT: 2-06.4.9.R - Demonstrate on the detail that the accessible ramp meets the requirements of ICC A117.1, Section 406. 11. COMMENT: Zoning acknowledges that the UDC and TSM does not address the following comments but Zoning has major concerns in regard to the proposed drive-thru and pedestrian circulation. Zoning recommends that if not all of the following be used: • Interior site signage regarding ped crossing and a lower clearance bar with warning for ped crossing – applicant to contact Heather • High contrast pavement at crossing locations • Grooving or truncated domes – clarify what the “PEDIMAT” is that is listed on the plan. • concave mirrors being placed on the edges of the drive thru for people to see cars and vice versa?
