This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 04, 2022. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not fully addressed. Provide all applicable Use Specific Standards that apply to an Office use in the C-1 Zone. Review UDC Table 4.8-4. COMMENT: 2-06.4.7.A.4 – Provide the existing use for the existing building as classified per the UDC. List all UDC sections applicable to the proposed uses. Based on available online permit documents, the last approved Certificate of Occupancy for this site is for a shoe repair shop, it does not a appear that the maintain building has been approved. Provide approved permit documents for the maintenance use. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. COMMENT: 2-06.4.9.H.5.a – Provide a width dimension for the accessible vehicle parking space. As this space is required to be van accessible demonstrate that the requirements of ICC A117.1-2009 Section 502.2 are met. 3. COMMENT: 2-06.4.9.H.5.a – Provide a wheel stop location dimension, see UDC Article 7.4.6.H.3. 4. COMMENT: 2-06.4.9.H.5.a – It appears that the accessible parking space sign encroaches into the vehicle overhang area. Demonstrate that the required overhang is met. 5. COMMENT: 2-06.4.9.H.5.a – Per UDC Article 7.4.6.D.2.b Minimum Width Requirement When Adjacent to Barrier, a motor vehicle off-street parking space must have a minimum width of ten feet when the side(s) of the parking space abuts a vertical barrier over six inches in height, other than a vertical support for a carport. That said demonstrate on the plan that this requirement is met for the vehicle parking space west of the proposed kiosk to what appears to be bollards. 6. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.3.3.B a continuous pedestrian circulation path is required to connect to all buildings. That said demonstrate how this requirement is met from the proposed Kiosk to the existing buildings. 7. COMMENT: 2-06.4.9.R – The proposed location of the short-term bicycle parking appears to block the access. Also demonstrate how someone exiting a vehicle from the accessible parking space can get to the building without going behind the parking vehicle, see TSM Section 7-01.4.F. 8. COMMENT: 2-06.4.9.R – If the 3’-9” area shown between the proposed accessible vehicle parking space is part of the required pedestrian circulation it does not meet the minimum 4’-0” width, a Technical Standard Modification Request (TSMR maybe required. 9. It appears that you are showing the old kiosk on the DP, remove this from the plan. 10. Clarify what the “Reference Site Plan” is for as it does not match what was submitted on the DP. 11. Remove the old “DEVELOPMENT PACKAGE PDSD APPROVAL” stamp from the plan as once the plan is approvable an electronic stamp will be applied.
