1. A hold has been put on the Certificate of Occupancy for permit T21CM07066 until approved lot combination documents have been provided to Zoning. COMMENT: 2-06.4.9.A – As this site is made up of several parcels, 141-06-0230, 141-06-022A & 141-06-009H, a lot combination is required. Provide a copy of the approved Pima County Assessor’s Office Combo Request form with your next submittal. Ok to issue this DP once all review agencies have approved.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Landscape Review Section comments were addressed.
This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. If proposing to deviate from the required 60” required decorative wall along Kolb and Valencia Rd, a minor plan amendment may be required. Contact John Beall at the Entitlements Section for direction.

3. Impervious coverage shall be limited to 70% according to the PAD (p.79 Development Standards), please provide required calculations.

4. Provide landscape calculations to show that the requirements of Pima County Bufferyard D are being met along Kolb and Valencia Roads.


5. The parking area islands are oriented on an east-west axis, which does not afford the greatest amount of shade in paved areas, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. Please revise so that trees shade the asphalt.
