COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 19, 2022.

2-06.4.7.A.8 - For development package documents provide:

1. This comment was not addressed. The original building, Lowes, was built in 1994, 1st expansion of building area was in 2001 the area you have called “RETAIL PAD, formally Radio Shack, was the 1st expansion and now Raising “Canes is the 2nd expansion. Provide a cumulative expansion calculation on the plan. COMMENT: 2-06.4.7.A.8.c – Provide a building area expansion calculation on the plan. Per UDC Article 7.4.3.E.3 Expansions as noted in Section 7.4.3.E.1 and 2 are cumulated over time from April 1, 1969, that said the expansion calculation shall include the former Radio Shack building and any other expansions of the Lowes.

2. The rim elevation of the next upstream sanitary manhole (2472.87) is less than 12" below the first floor elevation (2473.00). The distance noted in Table C404.5.1, IECC 2018, is measured from the hot water source to the appliance. For a 1-inch pipe, the maximum distance is 13-feet. [Initial comment: Explain how the hot water service to the trash enclosure will comply with Section C404.5, IECC 2018.]
4. The hot water supply to the hand washing station near the south order board needs to comply with the distance requirement of Table C404.5.1, IECC 2018. [Initial comment: Clarify what appears to be 1-inch hot and cold water supplies (C15, domestic water note #5) to the south order board. Reference: Section 107.2.1, IBC 2018.]
