This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 01, 2022. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not addressed correctly. General Note 5 should include both Articles 5.3 & 5.4. COMMENT: 2-06.4.7.A.6 – Revise General Note 5 to include UDC Article 5.3 Scenic Corridor Zone (SCZ). 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. Until some type of approval is provided this comment stands. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 114-51-1960 & 114-51-2060, a lot combination is required. Provide a copy of the approved Pima County Combo Request from with your next submittal. 3. This comment was not addressed correctly. Per UDC Article 7.4.9.b.2.f Each required short-term bicycle parking space must be at least two feet by six feet, that said if each bicycle requires a space 2’x6’ the minimum distance between racks is 4’-0”. Review UDC Article 7.4.9.b.2.f and Figure 7.4.9-C and provide the correct space between the racks. COMMENT: 2-06.4.9.H.5.d – As there are two (2) short-term bicycle racks shown adjacent to each other north of the BLDS #1 detail 3 sheet 5 does not address the distance between racks. Clearly show the required 2’ x 6” area for each bike on the detail. Review UDC Articles 7.4.9.B & .C and ensure that all requirements are met. Until comment 10 above is addressed Zoning cannot verify if the required number of bicycle parking has been provided. 4. COMMENT: 2-06.4.9.O – The front street perimeter yard setbacks are shown from the future property line along Bear Canyon Rd and should be shown from the back of future curb, review UDC Table 6.4.5.C-1. 5. This comment was not addressed. The area east of Bldg #1 access aisle greatly exceeds the minimum access aisle width and it appears that the area north of Bldg #10 allows all four (4) of the vehicle spaces between the access aisles to freely access the sidewalk area provide written approval from the COT Building Official that approves this design. COMMENT: 2-06.4.9.R – There are a couple of areas where it appears that there will be vehicle access allowed to the sidewalk, at the access aisle for the accessible parking east of Bldg #1 and north of Bldg #10, clarify how vehicles will be prevented from encroaching the sidewalk area.
