This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 30, 2022. CONTENT REQUIREMENTS 1. This comment was not fully addressed. Provide the DP case number on sheets 11-19. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0173, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. This comment was not addressed correctly. Per UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES, C-2 Zone Personal Storage is subject to Use Specific Standards 4.9.10.C.3 & .6 only not the entire section of 4.9.10.C, revise the note. COMMENT: 2-06.4.7.A.4 – The Use Specific Standard listed under General Note 3 is not correct. Review UDC TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED-USE ZONES, C-2 Zone, Storage Use Group With Land Use Class/Type: Personal Storage, and provide the correct Use Specific Standard. 2-06.4.7.A.8 - For development package documents provide: 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. Zoning acknowledges that you received an email stating that the Assessor’s office received the combo request. Until you receive an approval this comment stands. COMMENT: 2-06.4.9.A – As this site is made up of four (4) parcels, 110-06-012C, 110-06-013B, 110-06-013E & 110-06-013D, a lot combination is required. Provide a copy of the approved Pima County Assessor’s Combo Request form with your next submittal. 4. This comment was not addressed. Zoning was not able to find any reference on the plan or detail on how the bicycle parking was to be lighted. COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan or detail how the requirements of UDC Article 7.4.9.B.1.e are met. 5. Zoning acknowledges the approved DDO T21SA00368. Provide the DDO case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, what was modified. COMMENT: 2-06.4.9.O – Provide permit yard setback dimensions from the proposed canopies, called out under Keynote 32, to the adjacent property lines. Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 Zone, Nonres Use to Res Zone, the required perimeter yard setback is 1-1/2 the height of the exterior wall. Until comment 6 and 15 are addressed Zoning cannot verify if perimeter yard setbacks are met but it appears that the proposed canopies will not meet perimeter yard setbacks to the south, east and west property line. A Design Development Option (DDO) will need to be processed and approved for the reduces setbacks. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
