This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 27, 2022. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 - Remove the old “DEVELOPMENT PACKAGE PDSD APPROVAL” stamp from the plan as once the DP is approved an electronic stamp will be affixed to the plan. 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0171, adjacent to the title block on all sheets. 4. COMMENT: 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property on the location map. 6. COMMENT: 2-06.4.4.C – Label the section, township, and range & section corners on the location map. 2-06.4.7 - General Notes The following general notes are required. COMMENT: 2-06.4.7.A.6 – As exterior work is proposed Historic review is required. If beverage or food consumption is proposed in this area the square footage needs to be provide. 13. COMMENT: 2-06.4.7.A.8.a – There is a statement “LINE OF 14’ H SHADE CLOTH” shown on the plan. Clearly show the extents of the shade cloth and how it is supported on the plan. 14. COMMENT: 2-06.4.7.A.8.a – As it appears that outdoor use areas may be proposed provide an use area expansion calculation on the plan. 15. COMMENT: 2-06.4.7.A.8.a – Under “UDC REVIEW” it is not clear what the total use are is for 733 S Stone. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 16. COMMENT: 2-06.4.8.A – Provide bearing in degrees, minutes, and seconds for the property at 733 S Stone. 17. COMMENT: 2-06.4.8.C - The following information regarding existing the public right-of-way adjacent to this site shall be provided: the name, right-of-way width, dimensioned width of paving, curbs, curb cuts, and sidewalks 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 18. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 117-07-203A & 117-07-205A, a lot combination is required. Provide a copy of the approved Pima County Combo Request form with the next submittal. 19. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 20. COMMENT: 2-06.4.9.H.5.a – Provide a vehicle parking space calculation that clearly shows number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disable for 733 S Stone. Until comment 15 above is addressed vehicle parking requirements cannot be verified. Once the required DP for 725 S 6th is approved the requirement for allowing offsite parking can be verified. 21. COMMENT: 2-06.4.9.H.5.a – Detail 2 the sign mounting height should be 7’ to the bottom of the van accessible sign. 22.
