This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 24, 2022. CONTENT REQUIREMENTS 1. This comment was not addressed. COMMENT: 2-06.4.4.C – Label the sections corners on the required location map. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. This comment does not appear to have been addressed. Zoning was not able to find a land split that has been processed for this site. Provide copies of the approved land split and provided the case number adjacent to the title block on all sheets. COMMENT: 2-06.4.9.A – Based on the property lines shown of the plan there is some type of land split or subdivision planned. The number of lots proposed will determine what process will be required. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. 1. A Commercial Rainwater Harvesting Plan requires 50% of stormwater be captured for landscape water needs. Water should be directed into landscape areas through scuppers, curb cuts that allows conveyance into these areas. UDC Technical Standards Manual – Section 4-01.0.0. Commercial Rainwater Harvesting 2. An irrigation plan and details are required per UDC Administration Manual 2-10.4.2.C and Technical Standards Manual Section 4-01.4.2, Irrigation Standards. 3. Grading, hydrology, and landscape plans must be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area. UDC 7.7.6.C.2 4. Identify the point of drainage off roof areas, amount of flow, and disposition of flow. 5. While the trees in the parking lot may meet the 40’ trunk to parking space requirement, this does not meet the intent of the requirement. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 6. Show all existing plants to remain undisturbed along Irvington Rd. All trees should remain in place if at all possible. Make sure to label all plants that will be removed. See your note under Landscape Removal.
